Hallo zusammen,
Da ich für einige Zeit ins Ausland gehe, vermiete ich meine Wohnung in der Kronenstraße. Wie es sich für einen Neubau gehört ist sie relativ unspektakulär, hat aber alles, was man als Student benötigt. Eine schön große Fensterfront mit Balkon kann auf jeden Fall als Pluspunkt gezählt werden.

Since I'm going to study in another country for almost a year I'm letting my apartment for 11 months. It's nothing spectacular, but quite big and has everything one needs, including a balcony. I've never had troubles with the neighbours, sometimes they do parties, sometimes I did, so they aren't typical old and/or passive-aggressive Germans.
Wie man wohl auf der Karte unschwer erkennen kann, ist die Wohnung sehr zentral gelegen, zu Fuß braucht man maximal zehn Minuten zur Uni (wenn man mit den Ampeln Pech hat), in zwei Minuten ist man bei der Dreisam. Auf jeden Fall muss ich anmerken, dass sie an einer Straße liegt. Erstsemestern oder sonstigen Leuten, die bisher in einem Einfamilienhaus auf dem Land gelebt haben oder sowas, wird es wohl zu laut sein.

The apartment is very well located near the university and the center, so basically everything relevant is reachable within a few minutes.
The downside of it is that it's situated next to a street, which may disturb people who are used to very calm and silent locations.
Die Wohnung ist möbliert mit einem großen Bett, einem kleinen Tisch, zwei Sitzsäcken, einem Liegestuhl, Schreibtisch, Bürosessel, einem alten Rechner mit 5.1 Surround Anlage und einem Ikea Regal. Es gibt auch einen riesigen Kleiderschrank.
Wichtig: Ich habe kein Internet in der Wohnung, da die Uni fünf Minuten entfernt ist und ich dazu neige den ganzen Tag davor zu süchteln. Ihr könnt euch aber ruhig welches holen, 1&1 z.B. haben Angebote ohne Mindestlaufzeit.
Da ich im Ausland sein werde, schlage ich eine Art Mietvertrag mit den üblichen drei Monaten Kündigungsfrist (oder direkt neuen Nachmieter finden) vor.

The apartment contains a large bed, a small table, two beanbags, a comfy chair, an office style table and chair including a computer with a 5.1 surround system, as well as an Ikea shelf and a huge wardrobe.
Important: I don't have an internet connection because the uni is near and I tend to become addicted to it. You may, of course, get one if you want.
Since I'm not going to be in Germany and would hate to come back because of the apartment, I'd propose a contract which says that you either need to resign from renting the apartment three months beforehand or alternatively directly find somebody else to rent the apartment.
