Schöne Wohnung direkt am Nabel / Beautiful apartment in the very centre

Meine schöne, zentral gelegene Wohnung ist zu vermieten! Die Wohnung befindet sich im ersten Stock direkt am ‘Nabel’, mit Blick auf die Haupteinkaufsstrasse. Auf 45qm bietet die Wohnung ein grosses Wohn-/Schlafzimmer, einen Eingangsraum mit Küchenzeile und ein Badezimmer mit Fenster. Grosse Fenster auf beiden Seiten (Einkaufsstrasse und Hinterhof) sorgen für viel Licht und gute Luft, das ganze Jahr über. Trotz der sehr zentralen Lage ist die Wohnung ruhig, dank einer guten Lärmisolierung der Fenster.

Die Wohnung ist nicht WG-tauglich.
Die monatliche Warmmiete beträgt 415 Euro, exklusive Strom und Telefon-/Internetkosten.

Da ich die Wohnung kurzfristig aufgeben muss, werde ich Anwärter für die Wohnung bevorzugen, die folgende Bedingungen akzeptieren:
-Übernahme der Wohnung mit den Wänden im aktuellen Zustand. (Die Wände sind sauber und der Farbe ist in einem sehr guten Zustand)
-Übernahme des existierenden DSL Vertrags (18 Monate verbleibende Laufzeit)
-Übernahme der folgenden Möbelstücke zu einem Gesamtpreis von 500 Euro: weisses Bettgestell und Matratze (1.40m breit), grosses IKEA Bücherregal, graues Sofa, Vorhänge und Blenden für fünf grosse Fenster, Hochtisch aus Holz mit zwei Stühlen, weisses Küchenregal, drei weisse Wandregale, neon Küchenlicht und Deckenlampe. Die Möbel befinden sich in einem sehr guten Zustand.

Wenn Du daran interessiert bist die Wohnung zu mieten, dann schreibe mir bitte bis zum 14. Oktober eine Nachricht mit ein paar Angabe zu deiner Person. Abhängig von der Anzahl an Interessenten werde ich Besichtigungstermine auf first come first serve Basis anbieten.

My beautiful, centrally located apartment is available for rent! The apartment lies on the first floor of the building directly at the ‘Nabel’ and overlooks the main shopping street. In 45 sq.m there is a big living room/bedroom, a hallway with a kitchenette and a bathroom with a window. Large windows on both sides (main street and back yard) ensure a lot of light and air in the apartment throughout the year. Despite its very central location, the apartment is quiet thanks to very good sound insulation.

The total (warm) rent is 415 euros per month, excluding the electricity and phone/internet fee.

Since I am leaving the apartment on short notice, I will give priority to the applicants who agree to the following:
-You would take the apartment with the walls in the current condition. (The walls are clean and the paint is in very good condition)
-You would take over the existing DSL contract (18 more months to run)
-You would take all of the following furniture for 500 Euros in total: white frame bed and mattress (1.40 m wide), large white IKEA bookshelf, grey sofa, curtains and blinds (for 5 large windows), wooden high table with 2 chairs, white kitchen shelf/cupboard, 3 white wall shelves, fluorescent kitchen light and a ceiling lamp. The furniture is in very good condition.
