Hallo liebe Wohnungssuchende,
ich suche eine/n Untermieter/in für meine schöne 29,2qm große 1-Zimmer-Wohnung für eine kurze Zwischenmiete von wenigen Monaten oder für 1 Jahr mit der Option auf Verlängerung.
Die Wohnung hat ein kleines Bad mit großer Dusche, eine kleine eigene Einbauküche, die vom Vermieter gestellt wird. Es fallen also keine weiteren Kosten für die Küche an. Das Hauptzimmer ist etwas mehr als 18qm groß und geräumig. Es hat Südseite und 2 große Fenster, so dass es schön hell ist. Ich finde die Wohnung sehr gut geschnitten. Eine Waschmaschine befindet sich im Keller.
Die Warmmiete beträgt 319€. Dazu kommen Internetkosten (14,99€) und eine Gebühr für die Möbelnutzung (50€). Insgesamt sind es dann 383,99€ Miete. Die Abschlagszahlung für Strom muss halbjährlich extra gezahlt werden und beträgt aktuell 136€.

I'm looking for a subtenant for my beautiful 29,2 sqm 1-room apartment for a short intermediate rent of a few months or for 1 year with the option of an prolongation.
The apartment has a small bathroom with a large shower, a small kitchen, which is provided by the landlord. So there are no further costs for the kitchen. The main room is about 18 sqm and spacious. It has south side and 2 large windows, so it's nice and bright. I think the apartment is very well laid out. A washing machine is located in the basement.
The warm rent is 319€. There are also internet costs (14,99€) and a fee for using the furniture (50€). The total rent is then 383,99€. The installment payment for electricity has to be paid extra every six months and is currently 136€.
Die Wohnung befindet sich direkt an der Straßenbahnhaltestelle "Saline" gegenüber vom Möbelhaus Lührmann. An der Haltestation fahren alle paar Minuten Bahnen in jegliche Richtungen: Zentrum/Markt in 3-4 min., Neustadt-Zentrum in 6 min. und nach Kröllwitz sowie zum Uni Campus Weinberg in 8 min.
Zum Campus Weinberg kommt man sehr schnell und unkompliziert, aber auch zum Campus in die Stadt ist es nicht weit. Für Studenten ideal: man ist schnell in der Stadt und schnell an der Uni.
Als Einkaufsmöglichkeiten bietet sich der Edeka oder Rewe am Hallmarkt an, die in 3 min. mit der Bahn und in 5 min. mit dem Fahrrad erreichbar sind. Die Peißnitz-Insel als riesiger Park und Erholungsort ist auch gleich um die Ecke.

The apartment is located directly at the "Saline" tram station opposite to Lührmann furniture store. Trains stop in every direction every few minutes at the stop: center/market in 3-4 min. Neustadt center in 6 min. and to Kröllwitz and the university campus Weinberg in 8 min.
It's very quick and easy to get to the Weinberg campus, but it isn't far to the city campus as well. Ideal for students: you're quickly in the city and quickly at the university.
Grocery shopping is possible at Edeka or Rewe at Hallmarkt, which is 3 min. away by train and 5 min. by bike. The Peißnitz-Insel as a huge park and resort is also just around the corner.
Die Wohnung wird vollmöbliert (1,40 m Bett, Kleiderschrank, Eckcouch, Schreibtisch, Drehstuhl, Bücherregal, Geschirr, Besteck, Wasserkocher, Mikrowelle usw.) vermietet. Es ist alles da was man braucht: selbst Bettwäsche, Seife und Toilettenpapier :) Internet habt ihr auch ab dem 1. Tag. Ihr müsst euch also um nichts mehr kümmern.

The apartment is rented fully furnished (1,40 m bed, wardrobe, corner couch, desk, swivel chair, bookshelf, dishes, cutlery, water boiler, microwave, etc.). There is everything you need: even bedclothes, soap and toilet paper :) Internet is also available from day 1. So you don't have to worry about anything anymore.
