Super affordable 1-room apartment in good location. For male and female, but more suitable for male.

Hi, I have a 1-room apartment in Peter Bauer Straße, 50823 Cologne. A tram is 100 meters away (3m walking) and runs to Cologne train station with only 4 stops (10m by tram). The location is very near Ehrendfeld, the best vibrant district in Cologne, with a huge expat community.
RWE is 200m away. The Tram is direct to Aldi. All shops: Aldi, DM, Rossman, Apotheke, Kaufland, ... on Venloer street are reached with 8m walking.
The green parks (green belt) is 6m walking away. You can run, picnic, and exercise under the Cologne tower.
The room is 16m2, has a basin, and I cook fine daily (as the images: NO BIG KITCHEN). The male/female separated toilet with key chíp (A bathroom: toilet and shower ) is shared with 5 male / 5 female neighbors on the floors (I have no problems using it daily) and is cleaned daily by the landlord. The landlord is a housing company that owns the whole building (4 floors with an elevator to 3rd floor). They are professional and supportive. There is a storage room in the attic and a car garage. The washing room is in the basement for 2.4 euro/1 wash.
The rental cost is 450 warm/per month. I think you will pay around 420eu/per month this time due to the reduced heating price. The deposit is three months' cold rent, which is around 750 euros. Warm rent includes water and central heating. You can register your internet or share with your neighbors (25 euros per month).
The furniture includes a fridge, one plate electric stove, a high-adjustable big desk, 1m6 wide big closet, two 21-inch monitors for working from home, 1m6 bed with Emma mattress, .... Please check the image with list furniture. Original price: 2k3 euro, but I sell for 1.083 euro. (You must by furniture with 1.083 euro)

I will hand the apartment to you as soon as possible starting 01.04.2023 (or as early as 15.03.2023. we can discuss your plan).
The room is modest and in the best location, so please don't expect too much since it is a small private 1-room apartment.
