Hallo liebe Interessenten,
ich ziehe zum 01.10. aus meiner Wohnung aus um mit meinen Freund zusammen zu ziehen. Da dadurch viel doppelt ist würde ich meine Wohnung, wenn möglich, gerne (fast voll) möbliert an den Nachmieter übergeben. Die Wohnung befindet sich im 4. OG mit Fahrstuhl. Ein Keller gehört zur Wohnung dazu. Aktuell zahle ich exakt 228 Euro Warmmiete, wobei TV bereits inbegriffen ist.
Was heißt nun also "möbliert"? Das möchte ich gerne genauer erläutern:
Definitiv in der Wohnung würden folgende Möbel und Kleingegenstände bleiben: Bett (Matratze nur 18 Monate alt, Lattenrost+Schoner nur 9 Monate alt - Rechnungen vorhanden), viele Schränke (z.B. Spiegelschrank für u.a. Kleidung, offener Schrank, Wirtschaftsschrank, Badschrank, Schuhschrank), Regale, Couch mit Kissen, 2 Stauräumen und Bettfunktion, eine Ess-Bar mit Hockern, eine Küchenzeile mit Spüle, Unter-, Ober- und weiteren Küchenschränken, Kühlschrank mit Gefrierfach, 2 Induktionsplatten, ein Ofen, Geschirrspüler, alle Deckenlampen, Stehlampe, Dekospiegel, Schreibtischstuhl, Staubsauger, Wäscheständer, Mülleimer, Gardinenstange mit Vorhängen, Thermo-Jalousien, Teppiche, Bad-Spiegelschrank, Duschstange plus Vorhang.
Folgendes bleibt definitiv NICHT in der Wohnung: Waschmaschine, Kleiderschrank, Fernseher, Couchtisch, Ventilator, Schreibtisch, Stofflampe, Mikrowelle.
Für alles hätte ich gerne eine Abschlagszahlung von 700 Euro auf Verhandlungsbasis. Darüber lässt sich ganz gewiss reden und wir würden eine Einigung finden. Also scheut Euch nicht und meldet Euch für eine Besichtigung.

Dear steakholders,
I´m moving out of my flat on the 01. of October, to move in with my boyfriend. That´s why we´ll have close to everything twice, which is somehow pointless. For that reason, I´d like to leave most of my inventory behind, for the next renter to use and own. The flat is on the 4th floor, the building has an elevator and you´ll get your own basement. Currently, I´m paying 228€ including bills (TV as well).
If you wonder what I mean by saying most of the inventory, let me tell you more about it. There will be a bed, with a farely new matress (18 month old) and an even younger slatted frame (9 month old), many different cupboards (shoes, mirror, bathroom, etc.) , some shelves, a couch including pillows and a sleeping funtion, a table with stools, a kitchen unit with sink and and many cupboards, a fridge with freezer, an oven, dishwasher etc.. I´ll also leave my lamps, mirrors, desk chair, vacuum cleaner, clothehorse, garbage bin, curtains, thermo-shutter, carpets and my shower curtains behind.
I will definetly take my wardrobe, TV, washing mashine, coffee table, desk and microwave.
For all the pieces of my inventory listed above for you to keep, you would have to pay 700€, the price is negotiable. If you are interested, I´d be delighted to show you around (:

Die Verkehrsanbindung ist außergewöhnlich gut. Die Straßenbahnhaltestelle ist nur 150 Meter, die Tangentenauffahrt nur 450 Meter und die Autobahnauffahrt nur 600 Meter entfernt. Man ist also über all schnell angekommen. Zur Universität fährt man sowohl mit Bahn als auch mit Auto nur 10 Minuten und ins Zentrum nur 15 Minuten. Da man hier ohne Parkschein über all parken kann, ist die Parksituation äußerst gut!
Der Neustädter See ist per Fuß in 8 Minuten zu erreichen (Sandstrand). Um den See herum führt ein toller, ruhiger Weg, der zum Spazieren, Radfahren, Joggen o.ä. einlädt.
Einkaufsmöglichkeiten finden sich hier en masse. Nur 200 Meter vor der Tür ist ein Netto, ein Rewe und ein Penny. Dort findet sich zugleich eine Apotheke, ein Bäcker, eine Sparkasse, ein Friseur und viele weitere Geschäfte.

You will have a really good transportation connection. The tram stop is only 150m far away and can be reached within a minute. The Magdeburger Tangente is close as well (450m) and the highway ramp is only 600m away. It takes 10 mintes (tram,car) to go to the Otto-von-Guericke-University and only 15 to the inner city. Even the parking situation is perfect, you can park anywhere in the area without getting a ticket, because it is free parking (yey!).
If you get really hot in summer, the Neustädter See is only 8 minutes walking distance. The lake also gives great opportunities to run around it or go by bicycle if you like outdoor-stuff.
There are a lot of shops near by. A Netto, a Penny and a Rewe are in 200m distance, next to a bakery, a bank (Sparkasse), a hair dresser, a pharmacy and much more.

Da ich selbst nur der aktuelle Mieter der Wohnung bin und über diesen Weg einen Nachmieter suche, der die Wohnung möbliert übernimmt, würde ich vorschlagen, dass Ihr Euch bei Interesse einfach telefonisch oder per SMS / WhatsApp bei mir meldet und die Wohnung, wenn möglich, einfach mal anschauen kommt. Wenn das nicht möglich ist finden wir ansonsten auch eine Möglichkeit zur noch besseren Anschaulichkeit (z.B. ein Video o.ä.). Alles weitere würden wir dann zusammen mit der Vermietung (MWG-Wohnungsgenossenschaft eG) klären, wenn ernstes Interesse besteht. Bitte bedenkt hier, dass Genossenschaftsanteile über 640 Euro anfallen - bei Studenten und Auszubildenen ist es nur ein Bruchteil davon.
