Die Wohnung ist hell und ruhig, sie liegt im 1. Stock zum Innenhof (Süd-West-Ausrichtung) und hat einen kleinen Balkon, von wo aus man auf den Pool schaut (der zwischen Mai und Oktober benutzbar ist).
Im Eingangsbereich befindet sich links eine kleine Küche, rechts davon ein separates Bad mit Badewanne. Im Zimmer befinden sich schon einige Einrichtungsgegenstände wie ein schönes großes Schrankbett (1,40m, super praktisch zum Hochklappen und evtl. noch mehr Platz schaffen) und ein großer, weißlackierter Tisch.
The flat is bright and quiet, first floor directed to the court (south-west). Small kitchen and separate bathroom.... The flat is partly furnished, especially bed, large table and lamps are already there.
Das Viertel rund um den Regerplatz wird immer interessanter. Nicht nur die unmittelbare Nähe zu Giesing, der (unteren) Au und Haidhausen machen es interessant. Direkt vor der Türe gibt es nette Cafés wie das Cafe Käthe, interessante kleine Läden und Geschäfte, aber auch einen Tengelmann und Rossmann.
Die Verkehrsanbindung ist super, mit dem Bus 62 ist man in 3 min am Ostbahnhof, oder in 5min am Gärtnerplatz, der Rosenheimerplatz ist auch nur eine Tram-Station, oder 9min zu Fuß entfernt. Außerdem wird der Querverbindungsbus X30 bald eine Haltestelle mit dem Namen "Aurbacherstraße" haben.
The neighbourhood is very nice, the public transport is perfect: 9min walking distance to Rosenheimerplatz (S-Bahn), Tram and Buses are just 2min away...
Die/Der Nachfolger/in muss in erster Linie den Mietvertrag mit dem Vermieter neu aushandeln. Die Warmmiete wird voraussichtlich 640€ betragen, die Kaution circa 1500€ (MIT DEM VERMIETER ZU KLÄREN!). Elektrizität und Telefon/WLAN müssen selbst organisiert werden. Der Vermieter wünscht sich eine/n Mieter/in für mehr als ein Jahr (min. 12 Monate), und zur Sicherheit sind Auskünfte über Einkommen nötig (oder die Auskunft eines Bürgen (Eltern etc.))...
Für die Möbel, die ich zurücklasse (Bett, Tisch, evtl. Bücherregal, Schuhregal, Deckenlampen, Spiegel im Bad etc.), verlange ich eine Abschlagszahlung von 250€...
The contract has to be renegotiated with the owner. He searches a reliable, tidy tenant who plans to stay more than a year (at least 12 months). The rent will be probable 640€, but you have to make your own contracts for electricity and telephone/WIFI (ca. 40€ per month).. The deposit lies around 1500€.
For the furniture (including ceiling lamps and mirrors) I leave in the flat, I'd like to have 250€...
