We are searching for a Nachmieter for our 1 room apartment. The apartment is fully furnished with a bed, curtains, wardrobe, presses, large smart TV, breakfast bar, stools, smoke alarm, and a fully equipped kitchen (included is a stove, fridge with freezer shelf, microwave, toaster, pots, pans, bowls, plates, glasses, cups, knives, forks, etc.). The apartment also has a nice balcony. Behind the apartment is an Innenhof where bicycles can be stored. There is no roof over the bicycles but there is a locked gate to keep them secure. KVR is possible and required by the landlady.
The apartment was renovated in 2019 and is in very good condition. The floor is wooden and was part of the renovation in 2019 also with new well-insulated windows.
It also comes with a new bed that you can see on the last picture, the other pictures are showing the old bed.
As with almost all german apartments, Wifi and electricity are not included.
The apartment is east facing so it gets the sun in the morning but is still bright for the rest of the day. This means that in the hot summers the apartment is nice and cool and in winter the apartment is quite warm even without the heating turned on due to the surrounding apartments.
Included in the nebenkosten are the water, heating, waste disposal, and other things like the cleaning of the hallways and staircase. As usual, if more than the average amount of heating and water is used then you will be required to pay more and if less is used you will get money back.

Wir suchen einen Nachmieter für unsere 1 Zimmer Wohnung. Die Wohnung ist komplett eingerichtet mit Bett, Vorhängen, Kleiderschrank, großem Smart-TV, Frühstücksbar, Hockern, Rauchmelder und einer voll ausgestatteten Küche (inklusive Herd, Kühlschrank mit Gefrierfach, Mikrowelle, Toaster, Töpfe, Pfannen) , Schüsseln, Teller, Gläser, Tassen, Messer, Gabeln usw.). Die Wohnung hat auch einen schönen Balkon. Hinter der Wohnung befindet sich ein Innenhof, in dem Fahrräder abgestellt werden können. Es gibt kein Dach über den Fahrrädern, aber es gibt ein verschlossenes Tor, um sie sicher zu halten. KVR ist möglich und kann von der Vermieterin verlangt werden.
Die Wohnung wurde 2019 renoviert und befindet sich in einem sehr guten Zustand. Der Boden ist aus Holz und wurde im Rahmen der Renovierung 2019 auch mit neuen guten Fenstern versehen.
Wie bei fast allen deutschen Wohnungen sind WLAN und Strom nicht inklusive.
Die Wohnung ist nach Osten ausgerichtet, so dass sie morgens die Sonne bekommt, aber den Rest des Tages noch hell ist. Dies bedeutet, dass die Wohnung in den heißen Sommern schön kühl ist und im Winter aufgrund der umliegenden Wohnungen auch ohne Heizung recht warm ist.
In den Nebenkosten enthalten sind Wasser, Heizung, Müllentsorgung und andere Dinge wie die Reinigung der Flure und des Treppenhauses. Wie üblich, wenn mehr als die durchschnittliche Menge an Heizung und Wasser verbraucht wird, müssen Sie mehr bezahlen und wenn Sie weniger verwenden, erhalten Sie Ihr Geld zurück.
The apartment has a super location with many public transport options. Right outside the door is a bus stop with the 140/141 busses, both of which go directly to Scheidplatz (U3/U2).
Less than a 5 minutes walk away is the tram 23 which goes straight to Münchner Freiheit (U3/U6). Also less than a 5-minute walk is a bus stop with the bus 50/150 which go to both the U6, S1 and S8 lines. Or the U2 Milbertshofen is less than 15 minutes away by foot.
Cycling to the city center takes around 20 minutes (4.5 km).
Directly at the apartment is an apotheke, Mama pizza, Hot Wok, Hans im Gluck, Mio Bio, and within walking distance are all of the big supermarkets (Penny, Rewe, Edeka). Aldi and Lidl are a bit further but easy to get to by bike. There are also 2 petrol stations nearby for when you run out of things on Sunday ;)
The location is especially perfect for people working in the nearby business park where amazon and Microsoft are.
Theres also loads of things to do in your free time here such as walks in the nearby Luitpold park or go to one of the many nearby fitness studios.
Die Wohnung hat eine super Lage mit vielen öffentlichen Verkehrsmitteln. Direkt vor der Tür befindet sich eine Bushaltestelle mit den Bussen 140/141, die beide direkt zum Scheidplatz (U3/U2) fahren.
In weniger als 5 Gehminuten erreichen Sie die Straßenbahnlinie 23, die direkt zur Münchner Freiheit (U3/U6) fährt. Ebenfalls weniger als 5 Gehminuten entfernt befindet sich eine Bushaltestelle mit dem Bus 50/150, der sowohl zu den Linien U6, S1 und S8 fährt. Die U2 Milbertshofen ist weniger als 15 Minuten zu Fuß entfernt.
Das Radfahren in die Innenstadt dauert etwa 20 Minuten (4,5 km).
Direkt an der Wohnung befindet sich eine Apotheke, Mama Pizza, Hot Wok, Hans im Gluck, Mio Bio, und fußläufig sind alle großen Supermärkte (Penny, Rewe, Edeka) zu erreichen. Aldi und Lidl sind etwas weiter, aber mit dem Fahrrad gut zu erreichen. Es gibt auch 2 Tankstellen in der Nähe, wenn am Sonntag die Sachen ausgehen ;)
Die Lage ist besonders perfekt für Leute, die im nahegelegenen Gewerbegebiet arbeiten, wo Amazon und Microsoft sind.
Auch in der Freizeit gibt es hier einiges zu tun, wie zum Beispiel Spaziergänge im nahegelegenen Luitpoldpark oder in eines der vielen nahegelegenen Fitnessstudios.
If you're interested in the apartment let me know. I'm generally free from 18.00 onwards during the week and anytime on the weekend for apartment viewings. During the workday is also possible but not ideal.

Your chances of getting a viewing are better if you tell me a bit about yourself (who you are, if you are working, etc.). If you're still interested in the apartment after the viewing I'll get you in touch with my landlady who will ask to see your work contract. The move-in date will ideally be on the 1st of July. People who can move in on the 1st of July will be preferred. The contract that you will get will not have a time limit (unbefristet). The period of notice is 2/3 months depending on when you tell the landlady that you want to leave.
The apartment is a bit small for couples like us but the landlady has nothing against it.

Ihre Aussichten auf eine Besichtigung sind besser, wenn Sie mir ein wenig über Sie erzählen (wer Sie sind, ob Sie arbeiten etc.). Sollten Sie nach der Besichtigung noch Interesse an der Wohnung haben, werde ich Sie mit meiner Vermieterin in Verbindung setzen, die Sie um Einsicht in Ihren Arbeitsvertrag bitten wird. Der Einzugstermin ist idealerweise der 1. Juli. Bevorzugt werden Personen, die am 1. Juli einziehen können. Der Vertrag, den Sie erhalten, ist unbefristet. Die Kündigungsfrist beträgt 2/3 Monate, je nachdem, wann Sie der Vermieterin mitteilen, dass Sie ausreisen möchten.
Die Wohnung ist für Paare wie uns etwas klein, aber die Vermieterin hat nichts dagegen.
