Es handelt sich um ein großes 1-Zimmer-Apartment mit Balkon, getrennter Einbauküche und Duschbad. Die Wohnung befindet sich im 3. OG mit Aufzug. Obwohl das Haus direkt an der Dachauer Straße ist, hört man vom Straßenlärm nichts, weil die Wohnung zum Hinterhof raus geht.
In der Einbauküche befindet sich eine Spülmaschine, einen Waschmaschinenanschluss gibt es nicht. Im Keller gibt es Waschmaschinen, ansonsten ist direkt unten im Haus ein Waschsalon. Zur Wohnung gehört ein großzügiges Kellerabteil. Ein Fahrradkeller steht ebenfalls zur Verfügung.

Die Lage ist perfekt, man kommt überall zu Fuß hin. Direkt vor der Türe fährt die Tram ab der Haltestelle "Karlstraße". 2 Min zu Fuß befinden sich die U-Bahn-Haltestellen Königsplatz und Stiglmaierplatz. 8 Min. zu Fuß ist der Hauptbahnhof. Den Stachus erreicht man nach 15 Min. zu Fuß.
