Hi,
I am searching for a Nachmieter for my 1 room apartment. The apartment is fully furnished with a bed, curtains, wardrobe, presses, large smart TV, breakfast bar, stools, smoke alarm, and a fully equipped kitchen (included is a stove, fridge with freezer shelf, microwave, toaster, pots, pans, bowls, plates, glasses, cups, knives, forks, etc.). The apartment also has a nice balcony. Behind the apartment is an Innenhof where bicycles can be stored. There is no roof over the bicycles but there is a locked gate to keep them secure. KVR is possible and required by the landlady.
The apartment was renovated in 2019 and is in very good condition. The floor is wooden and was part of the renovation in 2019 also with new well-insulated windows.
As with almost all german apartments, Wifi and electricity are not included. Currently, I pay 20 Euro a month for 50Mb/s wifi from 02 and 20 for electricity from SWM. The wifi connection is very good. You could possibly get these for cheaper.
The apartment is east facing so it gets the sun in the morning but is still bright for the rest of the day. This means that in the hot summers the apartment is nice and cool and in winter the apartment is quite warm even without the heating turned on due to the surrounding apartments.
Included in the nebenkosten are the water, heating, waste disposal, and other things like the cleaning of the hallways and staircase. As usual, if more than the average amount of heating and water is used then you will be required to pay more and if less is used you will get money back.
The apartment has a super location with many public transport options. Right outside the door is a bus stop with the 140/141 busses, both of which go directly to Scheidplatz (U3/U2).
Less than a 5 minutes walk away is the tram 23 which goes straight to Münchner Freiheit (U3/U6). Also less than a 5-minute walk is a bus stop with the bus 50/150 which go to both the U6, S1 and S8 lines. Or the U2 Milbertshofen is less than 15 minutes away by foot.
Cycling to the city center takes around 20 minutes (4.5 km).
Directly at the apartment is an apotheke, Mama pizza, Hot Wok, Hans im Gluck, Mio Bio, and within walking distance are all of the big supermarkets (Penny, Rewe, Edeka). Aldi and Lidl are a bit further but easy to get to by bike. There are also 2 petrol stations nearby for when you run out of things on Sunday ;)
The location is especially perfect for people working in the nearby business park where amazon and Microsoft are.
Theres also loads of things to do in your free time here such as walks in the nearby Luitpold park or go to one of the many nearby fitness studios.
If you're interested in the apartment let me know. I'm generally free from 18.00 onwards during the week and anytime on the weekend for apartment viewings. During the workday is also possible but not ideal.

I can also speak/understand German but English is easier for me since it's my first language.
Your chances of getting a viewing are better if you tell me a bit about yourself (who you are, if you are working, etc.). If you're still interested in the apartment after the viewing I'll get you in touch with my landlady who will ask to see your work contract. The move-in date will ideally be on the 1st of August but I'm flexible. People who can move in on the 1st of August will be preferred. The contract that you will get will not have a time limit (unbefristet). The period of notice is 2/3 months depending on when you tell the landlady that you want to leave.
The apartment is a bit small for couples but the landlady has nothing against it.
