Room in 3-person shared flat

The kitchen for shared use is fully equipped. (Fridge
with freezer, dishwasher, stove/oven, microwave, pots &
Crockery, bar table with 4 bar stools etc). A washing machine for the
entire house is in the basement (coin insertion). Your room will still be
freshly painted (white) and empty (with an LED ceiling lamp).

The bathroom for shared use has a toilet, bathtub with
shower curtain and small bathroom furniture for essentials. Our
hallway area will have a closet for household items as well as shoe
/wardrobe elements for shared use.
The shared flat is on the first floor and has a cellar compartment, one third of which
can be shared. The apartment is very bright overall
and your room is located to the rear, overlooking a large,
quiet and green garden, which is maintained by the caretaker. Bicycle parking is available in the courtyard.
A visit is unfortunately only possible to a limited extent, as the previous tenants still live there until 31.7.2022. Except for the kitchenette, the washbasin furniture and a hallway cabinet, the furniture in the pictures does not remain in the apartment.
The consumption-related ancillary costs, which are subsequently divided and billed, are difficult to estimate due to current developments. Due to the expected price increases, I calculate with a monthly advance payment of about € 190 for this room for the transferable additional costs and water, electricity, Wi-Fi, GEZ, household contents insurance are each thirded, the heating costs are according to sqm

the rooms plus 1/3 general area. The ancillary costs are billed annually retrospectively.
