Ich ziehe aus dieser gemütlichen Wohnung aus und suche eine Nachmieter*in. Das ist eine einzimmer-Wohnung für NUR 1 PERSON mit abgetrennter Kochnische, sowie Bad /WC, Vorraum und kleinem Kellerabteil.
Der Wohnraum ist quadratisch mit Ausgang auf den Balkon und bietet viele Gestaltungsmöglichkeiten. Die neuwertige Einbauküche ist als Kochnische abgegrenzt; und verfügt auch über ein Fenster.
Die Wohnung ist hell aber nicht direkt besonnt (daher nicht zu heiß im Sommer) und liegt sehr ruhig.
Ausstattung:
- Neuwertige Einbauküche mit Geräten in der Kochnische.
- Hochwertige Vinylböden in Küche Wohn/Schlafraum und Diele.
- Ein weisser Vorzimmerschrank sowie eine Gardarobe in der Diele bieten sehr viel Platz.

I am moving away from this cosy apartment and looking for the next tenant. One-room apartment for ONLY 1 PERSON with separate kitchenette, as well as bathroom/WC, hallway and small cellar compartment.
The living room is square with exit to the balcony and offers many layout possibilities. The newly fitted kitchen is separated as a kitchenette and also has a window.
The apartment is bright but not directly sunny (therefore not too hot in summer) and is very quiet.
Equipment:
- Modern kitchen with appliances in the kitchenette.
- High quality vinyl floors in kitchen living/bedroom and hallway.
- A white cabinet as well as a wardrobe in the hall offer lots of space.
- In the bathroom there is a toilet, a sink, a bathtub with shower enclosure and a new mirrored cabinet.

Die Wohnung liegt im 1. OG eines 5-stöckigen Mehrfamilienhauses (mit Lift) in Salzburg-Schallmoos.
Es gibt ein allgemeiner Parkplatz vor dem Haus. In der Wohnanlage gibt es einen Wasch- und Trockenraum, einen Fahrradabstellraum sowie einen Müllraum.
Ein Hausmeister kümmert sich sorgsam um die Anlage. Sowohl die Garconnaire als auch der gesamte Wohnblock wurden bereits mehrmals renoviert und sind in Top-Zustand.
Eine ruhige, aber sehr zentrale Stadtlage, 3 min von dem Hauptbahnhof. Den Mirabellgarten erreicht man auch bequem in wenigen Gehminuten zu Fuß. Auch mit Öffis, PKW und Fahrrad gibt es gute Anbindungen.

The apartment is located on the 1st floor of a 5-story apartment building (with elevator) in Salzburg-Schallmoos.
There is a general parking space in front of the house. In the apartment complex there is a washing and drying room, a bicycle storage room and a garbage room.
A janitor carefully looks after the complex. Both the apartment and the entire apartment block have already been renovated several times and are in top condition.
A quiet but very central city location, 3 min from the main train station. The Mirabellgarten can also be reached comfortably in a few minutes on foot. There are also good connections by public transport, car and bicycle.
Keine Haustiere erwünscht.
3-Jahres-Mietvertrag mit der Option zur Verlängerung, Kündigung erst nach 12 Monaten mit 3-monatiger Kündigungsfrist möglich. Provisionsfrei, weil Naheverhältnis zum Makler besteht.
Einzug nur ab 6. November möglich.
Heizung etc. ist in den Kosten enthalten, für Strom muss man einen weiteren Vertrag mit der Salzburg AG abschließen - ca. 15€ pro Monat. Ich kann den Router von HoT (Hofer) überlassen, aber man muss die Sim-Karte auf eine neue Nummer ändern (unbegrenztes Internet für 20€ pro Monat).
