🏠 Zwischenmiete: Gemütliche 1-Zimmer-Wohnung

Hallo zusammen!

Ich vermiete meine Wohnung im Zeitraum von Anfang Juli bis Mitte September (genaue Daten können wir besprechen).

Die Wohnung befindet sich in einer super Lage und hat eine Fläche von 40 Quadratmetern. Die Wohnung verfügt über eine separate Küchennische, ein Wohn-/Schlafzimmer und ein kleines Bad mit Dusche.

Die Lage ist sehr gut – nur 5 Minuten zu Fuß von der U-Bahnstation U2 Messe Prater und 8 Minuten von der U-Bahnstation U1 Vorgartenstrasse entfernt. Außerdem sind diverse Einkaufsmöglichkeiten wie Billa, Spar, Hofer, Lidl und eine Trafik in wenigen Gehminuten erreichbar.

Die Wohnung wird vollmöbliert vermietet und ich werde meine persönlichen Gegenstände aufräumen, damit du genug Platz hast. Sie ist ideal für 1-2 Personen geeignet. Ich suche vorzugsweise eine zuverlässige und ruhige Person, da viele ältere Leute im Haus wohnen und es daher keine Party-Wohnung ist. Wenn du Interesse hast, erzähle mir doch bitte kurz etwas über dich 🙂

Die Gesamtmiete beträgt 700 Euro, alles inklusive. Die Kaution beläuft sich auf 500 Euro.
Am liebsten würde ich die Wohnung für den gesamten Zeitraum vermieten, aber ich kann auch kürzere Vermietungen in Betracht ziehen – jedoch mindestens 1 Monat.
Wenn mehr als zwei Personen beabsichtigen, in der Wohnung zu leben, fällt eine etwas höhere Gebühr an, um zusätzliche Kosten wie Strom, Warmwasser und andere Rechnungen zu decken (ungefähr 100€).

The apartment is located in a great area and has a size of 40 square meters. It consists of a separate kitchenette, a combined living and sleeping area, and a compact bathroom with a shower.

The neighborhood is superb, with the U2 Messe Prater subway station just a 5-minute walk away, and the U1 Vorgartenstrasse subway station an 8-minute walk away. Moreover, you'll find various shopping options such as Billa, Spar, Hofer, Lidl within a short stroll.

The apartment comes fully furnished, and I will remove my personal belongings to ensure you have sufficient space. It's ideal for accommodating 1-2 individuals. I am particularly interested in finding a reliable and quiet person as a tenant, as the building is predominantly occupied by elderly residents, and it is not suitable for hosting parties. The total rent is 700 euros, all-inclusive. A security deposit of 500 euros will also be required. Ideally, I would like to rent the apartment for the entire period, but I can also consider shorter rentals, with a minimum of 1 month.

If there are more than two people planning to reside in the apartment, I may need to charge a slightly higher amount to cover additional expenses like electricity, hot water, and other bills (around 100€).
