The free room has 31qm, plenty of space for personal needs, sunny. The sofa bed has a sleeping area of 1.60. It is a comfortable bed, but can also be used as a sofa with bed box. Access is via a sliding door directly from the shared kitchen. She's "the living room" for everyone. Here you can cook and listen to music in the evening. Due to the very large sliding door with two wings it can be quiet in the room.
We three roommates are open and ready for compromise.
The roommates are Anna (23), Luisa (23), both master students, Emily (25), training hotel expert.
Our beautiful Berlin old building, high rooms with stucco, oak parquet is on the 4th floor without elevator. You should see that athletic.
Of the 145sqm, the common use of land amounts to a total of 53sqm (living-kitchen, bathroom, hallway). The most beautiful room is the Berlin-based room, the shared kitchen (our lounge in the evening) in the middle of the apartment with new open kitchen, dishwasher, washing machine, tumble dryer, microwave and coffee machine. Cooking with gas. Here is everything you need for a pleasant life. (see photos). The apartment is in a very good condition.
The additional costs are made up of water and heating (fire heat), electricity, Internet (fiber), gas, and repayable costs together after the last cost accounting of 2023 of a three-headed family, now divided by 4 WG roommates. The next billing is then divided by 4 after consumption and can increase.

Das freie Zimmer hat 31qm, viel Platz für persönliche Bedürfnisse, sonnig. Das Schlafsofa hat eine Liegefläche von 1,60. Es ist ein bequemes Bett, kann aber auch als Sofa genutzt werden mit Bettkasten. Der Zugang erfolgt über eine Schiebetür direkt von der Gemeinschaftsküche. Sie ist "das Wohnzimmer" für alle. Hier wird gekocht und abends auch Musik gehört. Durch die sehr große Schiebetür mit zwei Flügeln kann es in dem Zimmer geräuschvoll sein.
Wir drei Mitbewohner sind offene und kompromissbereite Personen.
Die Mitbewohnerinnen sind Anna (23), Luisa (23), beide Master-Studentinnen, Emily (25), Ausbildung Hotelfachfrau.
Unsere schöne Berliner Altbauwohnung, hohe Räume mit Stuck, Eichenparkett liegt im 4. Stock ohne Fahrstuhl. Das sollte man also sportlich sehen.
Von den 145qm beläuft sich die gemeinschaftliche Flächennutzung auf insgesamt 53qm (Wohnküche, Bad, Diele, Flur). Schönster Raum ist das s.g. Berliner Zimmer, die Gemeinschaftsküche (unser Aufenthaltsraum abends) in der Wohnungsmitte mit neuer offener Küche, Spülmaschine, Waschmaschine, Wäschetrockner, Mikrowelle und Kaffeemaschine. Kochen mit Gas. Hier ist alles vorhanden, was man für ein angenehmes Leben benötigt. (s. Fotos). Die Wohnung ist in einem sehr guten gepflegten Zustand.
Die Nebenkosten setzen sich aus Wasser und Heizung (Fernwärme), Strom, Internet (Glasfaser), Gas, und umlagefähige Kosten zusammen nach der letzten Nebenkostenabrechnung von 2023 einer dreiköpfigen Familie, jetzt geteilt durch 4 WG -Mitbewohner. Die nächste Abrechnung wird dann nach Verbrauch auch wieder durch 4 geteilt und kann sich aber erhöhen.
Sehr gute Anbindung an öffentlichen Verkehr: S-Bahn (Bellevue), U-Bahn Hansaplatz o. Turmstraße, Straßenbahn M10
