Cosy 3 WG in best location Gemütliche 3er WG in bester Lage

Hello Wg suchenende :)

Unfortunately, our roommate Hannah leaves us at the end of June, so that we will have a room in Kaiserstraße from July onwards.


Location:
Kaiserstrasse, Mainz Schloss / Bleichenviertel, very close to the Christkirche, walk about 7 min to Mainz Central Station, 7 min to the Rhine, 10 min to the old town. Right outside the door is a bus stop.
All shopping facilities in the immediate vicinity, way to university/high school about 15-20 min by bus/train, approx. 10-15 min by bike.

The location is super central, but we also live directly on the busy Kaiserstraße in the 2nd. Stock, so a little hustle and bustle can always be expected. Thanks to triple glazing, the whole thing is quite good:)


To the room and the apartment:
The room is about 15.5 square meters tall and spacious. The large windows provide much light and the sun shines in the afternoon. On the floor above us are commercial apartments, so here it is always quiet. The room is centrally located in the apartment, between the two other rooms of your roommate Caro and Max.

The apartment otherwise includes a kitchen with sitting area, a dishwasher, a washing machine, a small bathroom with bathtub (without window!), a storage chamber, a hallway and a spacious basement. Unfortunately, the apartment is also a bit pale-hearted, which is why we as roommates, of course, always take mutual consideration here. Bicycles can be parked in the courtyard. In addition, you can also drive in there by car and unload etc, but there is no parking at the apartment. However, you can get a local parking card for the Schloss/Bleichenviertel.

All three rooms and the hallway are decorated with real wood parquet and white painted.

The apartment is not smoked. You don't have to be a cleaning freak, but we like it neat and clean. Everyone's cleaning up their own stuff.


For rent:
The rent is currently still 351 EUR (here all additional costs, electricity, GEZ etc are included). Yes, this is very good for Mainz. Since we have recently received an increase, the rent will rise from 01.08 a little bit and then cost about 385 Eur. This, of course, also means that it will not rise again the next time. Only the Wi-Fi costs you would have to send to Max again (6,10 Eur monthly).

A small cut of 100 Eur to Caro for the use of kitchen utensils, remodelling of the kitchen and laying of the parquet comes once more.

If there are additional payments for ancillary costs or the Entega, they are logically shared. Totally normal

Caro: My name is Caro, I am 29 years old, studied singing here in Mainz at the University of Music Jazz&Pop, am an independent musician and much for performances, lessons, choirs etc. I sing and play guitar, I have an acoustic piano, but usually play very quietly. That should be fine for you, because my room would be right at yours. I'm usually gone for days and then again a lot in the WG. Otherwise I play tennis in a club in Mainz. I would love to live with someone who doesn't cook every day hack 😂 You don't have to be a vegetarian, but maybe not a lot of meat eater. It would be important to me that you already have WG experience.


Max:
I'm Max, 24 years old and I'm doing my Master at Mainz University. I am very happy to go outside, cook very much and extra, dear Fritz Kola, like to go to the stadium, like to play sports and am generally also a lot with friends. Of course, I would also be happy to do something together with you. Since I also work in addition to my studies, I usually do HomeOffice 2-3 days a week, so that I can also meet more often here at home. Otherwise, I spend almost every free minute at the shelter Mainz. It would therefore also be very important that you are not afraid of dogs or allergies, as I have a dog from the animal shelter with us in the WG for a few days and again, almost our 4th roommate. He's not here permanently. Also, I am always there and he takes himself super well, is clean and sweet! You wouldn't be disturbed if you didn't want to.

Leider verlässt uns unsere Mitbewohnerin Hannah Ende Juni, sodass bei uns in der Kaiserstraße ab Juli ein Zimmer frei wird.


Zur Lage:
Kaiserstrasse, Mainz Schloss / Bleichenviertel, ganz nah an der Christuskirche, Zu Fuß circa 7 min zum Hauptbahnhof Mainz, 7 min zum Rhein, 10 min in die Altstadt. Direkt vor der Tür ist eine Bushaltestelle.
Sämtliche Einkaufsmöglichkeiten in unmittelbarer Nähe, Weg zur Uni/Hochschule ca 15-20 min mit Bus/Bahn, ca. 10-15 min mit dem Rad.

Die Lage ist zwar super zentral, aber wir wohnen auch direkt an der viel befahrenen Kaiserstraße im 2. Stock, sodass mit ein wenig Trubel immer zu rechnen ist. Dank dreifach Verglasung ist das ganze aber recht gut auszuhalten :)


Zum Zimmer und zur Wohnung:
Das Zimmer ist mit seinen ca 15,5 qm groß und geräumig. Die großen Fenster sorgen für viel Licht und die Sonne scheint nachmittags hinein. Im Stockwerk über uns sind Gewerbe-Wohnungen, sodass es hier eigentlich immer ruhig ist. Das Zimmer befindet sich mittig in der Wohnung, also zwischen den beiden weiteren Zimmern deiner/s Mitbewohners/in Caro und Max.

Zu der Wohnung gehören ansonsten eine Küche mit Sitzecke, eine Spülmaschine, eine Waschmaschine, ein kleines Bad mit Badewanne (ohne Fenster!), eine Abstellkammer, ein Flur und ein geräumiger Keller. Die Wohnung ist leider auch etwas hellhörig, weshalb wir als Mitbewohner/innen natürlich hier gegenseitig auch Rücksicht aufeinander immer nehmen. Im Innenhof können Fahrräder abgestellt werden. Außerdem kann man dort auch mal mit dem Auto reinfahren und ausladen usw, es ist aber kein Parkplatz bei der Wohnung dabei. Man kann sich aber einen Anwohnerparkausweis für das Schloss/Bleichenviertel besorgen.

Alle drei Zimmer und der Flur sind mit Echtholzparkett ausgelegt und weiss gestrichen.

In der Wohnung wird nicht geraucht. Du musst kein Putzfreak sein aber wir mögen es ordentlich und sauber. Jeder putzt den eigenen Kram weg.


Zur Miete:
Die Miete beträgt aktuell noch 351 EUR (hier sind bereits alle Nebenkosten, Strom, GEZ etc. enthalten). Ja, das ist für Mainz sehr günstig. Da wir gerade kürzlich eine Miterhöhung bekommen haben, wird die Miete ab dem 01.08 jedoch ein kleines Stück steigen und dann ca. 385 Eur kosten. Das bedeutet aber natürlich auch, dass sie die nächste Zeit erstmal nicht mehr steigen wird. Einzig die Kosten für das WLAN müsstest du noch zusätzlich seperst an Max schicken (6,10 Eur monatlich).

Ein kleiner Abschlag von 100 Eur an Caro für das Benutzen der Küchengeräte, Umbau der Küche und das Verlegen des Parketts kommt noch einmalig dazu.

Falls es Nachzahlungen für Nebenkosten oder von der Entega gibt, werden die logischerweise geteilt. Ganz normal WG mässig :)

Kaution: Private Mietbürgschaft, am besten Elternbürgschaft

Jetzt aber kurz zu uns:

Caro: Mein Name ist Caro, ich bin 29 Jahre alt, habe hier in Mainz an der Hochschule für Musik Jazz&Pop Gesang studiert, bin selbstständige Musikerin und viel für Auftritte, Unterrichten, Chöre leiten usw unterwegs. Ich singe und spiele Gitarre, ich hab ein akustisches Klavier, spiele aber meistens sehr leise. Das sollte für Dich in Ordnung sein, da mein Zimmer direkt an Deinem liegen würde. Ich bin meist tagelang weg und dann wieder auch viel in der WG. Ansonsten spiele ich Tennis in einem Verein in Mainz. Am liebsten würde ich mit jemandem zusammen wohnen der/die sich nicht jeden Tag Hack brät 😂 Du musst kein/e Vegetarier/in sein, aber vielleicht kein/e viel Fleischesser/in. Es wäre mir wichtig, dass Du schon WG Erfahrung hast.


Max:
Ich bin Max, 24 Jahre alt und mache gerade meinen Master an der Hochschule Mainz. Ich bin sehr gerne draußen unterwegs, koche sehr gerne und ausgibig, liebe Fritz Kola, gehe gerne ins Stadion, gerne zum Sport und bin generell auch viel mit Freunden unterwegs. Von daher würde ich mich natürlich auch freuen gemeinsam mit dir mal etwas zu unternehmen. Da ich neben dem Studium auch arbeite, mache ich meistens 2-3 Tage die Woche HomeOffice, sodass man mich auch öfters hier zuhause antrifft. Ansonsten verbringe ich fast jede freie Minute im Tierheim Mainz. Sehr wichtig wäre es deshalb auch, dass du keine Angst vor Hunden oder eine Allergie hast, da ich ab und an für ein paar Tage immer mal wieder einen Hund aus dem Tierheim bei uns in der WG habe, quasi unser 4ter Mitbewohner. Er ist aber nicht dauerhaft hier. Auch bin ich stets dabei und er benimmt sich super gut, ist sauber und lieb! Du würdest davon also keinesfalls gestört werden, wenn du mal keine Lust hast ;).
