Das Zimmer (mit Teppichboden, 2015 verlegt) befindet sich im Dachgeschoss unserer dreigeschossigen Doppelhaushälfte. Jedes Stockwerk ist in sich abgeschlossen, so dass man nicht durch den Wohnbereich des Vermieters in sein Zimmer gelangen muss. Der Vermieter bewohnt mit seiner Frau die unteren beiden Stockwerke.
Das Zimmer hat zwei Fenster (ein Dachfenster WSW, NNW), die ihm freundliche Helligkeit verleihen.
Ausgestattet ist das Zimmer mit einem Bett 100x200 + Regal mit Lampe, einem Schrank, einem Schreibtisch mit ausrollbarem Zweittisch + Lampe, Bürostuhl, Rollkontainer, Hängeregal, Arzneischränkchen und Kommode.
Die Brutto-Warmmiete (inkl. Strom/Telefon) beträgt € 250,-. Nach der Ausnahmenregelung des § 2 der Heizkostenverordnung erfolgt keine Nebenkostenabrechnung.

The room (8 sq m) is on the third floor of the semi-detached house. The landlords live in the bottom two floors. The third floor attic is a self contained unit. The room has two windows in the WSW and NNW so it is very bright. Furniture includes a bed 100x200 + shelf with lamp, a cupboard, a desk with a roll-out second table + lamp, office chair, roll container, hanging shelf, medicine cabinet and chest of drawers.
The warm rent (including electricity / telephone) is € 250.00. According to the exception regulation of § 2 of the Heating Costs Ordinance, there is no additional cost settlement.

Unser Haus liegt in einer schönen, ruhigen Wohngegend ohne Durchgangsverkehr.
Die Stadt Erlangen/Uni ist mit dem Fahrrad auf separaten Radwegen und per Bus Linien 201/281 gut zu erreichen (6 km Entfernung). Die nächste Bushaltestelle ist ca. 5-7 Gehminuten vom Haus entfernt.
Aldi bzw. Norma (ca.1km) sind günstige Einkaufsmöglichkeiten in der Nähe. Ebenso gibt es eine Metzgerei, zwei Bäckereien (Beck), eine Postfiliale, zwei Bankfilialen sowie eine Apotheke und ein Buchladen vor Ort.
Mehrere Einkehrmöglichkeiten laden zum Imbiss oder Essengehen ein.
Auch Ärzte sind in Frauenaurach vorhanden (Zahnarzt, 3 Allgemein-Ärzte).
Nicht weit vom Haus befindet sich ein schöner Feldweg, der Möglichkeit zum Joggen/Walken und Entspannen bietet.

Our house is located in a beautiful, quiet residential area with no through traffic.
The city of Erlangen / Uni can be easily reached by bike on separate cycle paths and by bus lines 201/281 (6 km away). The next bus stop is about a 5-7 minute walk from the house.
Aldi and Norma (about 1km) are cheap shopping opportunities nearby. There is also a butcher's shop, two bakeries (Beck), a post office, two branch banks and a pharmacy as well as a bookshop on site.
There are several places to stop for a snack or to go out to eat.
Doctors are also available in Frauenaurach (dentist, 3 general practitioners).
Not far from the house there is a beautiful dirt road, which offers the opportunity to jog / walk and relax.

Neben dem eigenen Zimmer steht der WG eine Küche mit Küchenzeile (Herd/ Backofen/Abzugshaube, Kühlschrank/Tiefkühlfach, Mikrowelle, Spüle...) Tisch und 4 Stühlen zur Verfügung. Wasserkocher, Geschirr, Besteck und Töpfe u. a. sind vorhanden. Ein Bad mit WC und Dusche gehören ebenso zu der Dachgeschoss WG.
Im zweiten Zimmer wohnt zur Zeit eine Englisch-sprechende Studentin. Dort befindet sich ein TV-Gerät (42Z), das zum gemeinsamen Fernsehschauen einlädt.
Es gibt auch einen Wäscheständer, Bügelbrett und Bügeleisen im Stockwerk sowie Putzutensilien (Staubsauger, Eimer, Wischmopp u.a.).
Zum Waschen darf Waschmaschine und Trockner im Keller mit verwendet werden. Es gibt auch einen Wäscheständer, Bügelbrett und Bügeleisen im Stockwerk.

The flat includes a kitchen equipped with stove, oven, fridge, freezer, microwave, baking supplies, cutlery etc. We also have access to a larger freezer in the basement, as well as washing and drying. In my bedroom there is a large TV, and I enjoy spending time with friends and flatmates watching things together.
I am looking to share the flat with a female student or young working professional, non smoker, who is open to being friends with the people they live. I prefer to live with someone who is comfortable communicating in English, as my German skills are very poor at the moment. :)
