I am seeking a new flatmate to share a fantastic apartment in the heart of one of Berlin's best neighborhoods. The available room will be ready for occupancy from Oct and is ideal for 4-6 months till summer or autumn 2024.
The apartment spans 80 sqm and includes a kitchen-living room with a street-facing balcony, while your bedroom is located at the quieter rear of the building. Despite being on Simon-Dach-Str, the noise level is minimal, and our bedrooms are peaceful.
This apartment is fully furnished with a fridge, washing machine, and dishwasher. Your room is partially furnished. Some items in the photos may not be included as they belong to my current flatmate. However, you will have a bed, table, and clothing shelf. The rent is 700€, which includes utilities, electricity, and internet, with a 1,200€ security deposit. A heating surcharge is only for winter months based on your consumption.
Our location is excellent, with walking distance access to S-bahn Warschauer Str (8min), Frankfurter Tor (7min), and various Tram and bus stops (4min walk). The apartment is also well-connected to the Berlin central train station and airport. Furthermore, there are many cool coffee shops, restaurants, and bars around Boxhagener Platz, where our building is located.
Many supermarkets are nearby, including REWE, Aldi, Lidl, DM, Rossmann, and bio-markets. We also have several great gyms, such as Holmes Place, within a 10-15-minute walk. Additionally, there are 10+ yoga studios around.
I am in my 30s, with an international background. Having lived in Berlin for ten years, worked for a few firms, and ran hectic routines till Covid, I decided to slow down and take some time to look for my internal purposes.
I have lived with over ten flatmates in the past, and most of them worked out well, with many becoming meaningful friends. As part of my Berlin experience, I value flat-sharing with people from different backgrounds, cultures, and identities as it opens my mind and makes me a better person. I initially planned to turn the second bedroom into my working-study studio but decided to sublet it to you instead. It could be a great fit for you if you are new to the city or as a student.
I am not looking for a purpose-driven type of flat-sharing. We have our own lives and hobbies and spend time together or alone without any obligations. However, both of us should contribute to creating a warm, cordial atmosphere at home, be open to giving and receiving feedback, and adapt to each other's needs. Mutual respect and mindfulness should be at the top of our wish list.
For me, home is a safe and peaceful place to relax and recharge. While we may have visitors occasionally, our apartment is not intended as a social hub.

Through my experience living with various flatmates, I have come to understand what works well when living together and what doesn't. To avoid disappointments and to save us both time, I've outlined some important points to consider.
Unfortunately, we may not be compatible if you:
- Are not a neat person, don't commit to a regular cleaning schedule.
- Don't keep shared spaces such as the bathroom or kitchen clean & organised, don't participate in garbage sorting (e.g. plastics, paper, bottles)
- Like to host home parties and frequent visitors/sleepovers at home.
- Smoke or vape at home. Consumes drugs, no matter if it's at home or outside.
- Struggle with mental health issues (very sorry...)
- self-centred, do not have experience living with others (or growing up with siblings)
- Have a child or pet you wish to bring along (sorry).
- Are looking for a room as a couple or plan to have your partner frequently stay overnight (I'm only looking for one roommate, and the apartment isn't suitable for more than one).
Please note that even if any of these points apply to you, you may still be an awesome person, and we could become great friends. However, as flatmates, it's crucial that our essential values and needs align to ensure we both feel comfortable at home.
