Das Studio befindet sich im 4.OG eines Neubaus direkt im Zentrum. Die Wohnung ist mit Bett, Couch, Essecke und Kommoden voll möbliert. Die Küche hat Kühlschrank, Spülmaschine, Mikrowelle und Induktions-Herd. Geschirr und Kochzubehör sind ebenfalls vorhanden. Trotz der zentralen Lage ist die Wohnung sehr ruhig. Morgens scheint die Sonne auf den Balkon. Zur Wohnung gehören noch ein Abstellraum auf der Etage und ein Waschmaschinenraum im Keller mit eigener Waschmaschine. Fahrräder können sicher im Fahrradkeller abgestellt werden.
Zur Lage lässt sich nur sagen: zentraler geht es nicht! Man ist in 2 min. am Markt, in 5 min. am Augustusplatz/Uni und in 10. min am HBF. Geschäfte, Cafés, Restaurants, Bars und Clubs sind auch alle zu Fuß oder mit dem Rad in wenigen Minuten erreichbar. PKW-Stellplätze sind nur in den umliegenden Parkhäusern vorhanden.
