The room is about 27 sqm with 2 large windows overlooking the Isar and is partially furnished (an old chest (filled) and a large double sliding door cabinet unfilled by Ikea (Pax).
There is a bathroom with toilet and shower tub and washing machine. Kitchen with dishwasher (with balcony to the courtyard) and a common living room, dining room (with balcony to the Isar). And a small storage room with plaster and my wardrobe (because my room has only 11 sqm).
In addition, there is a small basement, but not necessarily suitable for clothes, as a little damp.
Das Zimmer ist ca. 27 qm mit 2 großen Fenstern mit Blick auf die Isar und ist teilmöbliert (eine alte Truhe (gefüllt) und ein gr. doppeltüriger Schiebetüren-Schrank ungefüllt von Ikea (Pax).
Es gibt ein Bad mit Toilette und Dusch-Badewanne und Waschmaschine. Küche mit Spülmaschine (mit Balkon zum Innenhof) und ein gemeinsames Wohn-, Eßzimmer (mit Balkon zur Isar). Und ein kleiner Abstellraum mit Putzgedöns und meinem Kleiderschrank (da mein Zimmer nur 11 qm hat).
Zudem gibt es noch einen kleinen Keller, allerdings nicht unbedingt geeignet für Klamotten, da etwas feucht.
Bus 132 outside the door, subway (U1, U2) about 8 minutes away, tram 18 Fraunhoferstr.
In the vicinity there are plenty of shopping for daily needs. And, of course, also possibilities of extinction! The city centre is about 7 minutes by bike. Parking facilities are "nature" unfortunately very bad.

In der näheren Umgebung gibt es genügend Einkaufsmöglichkeiten für den täglichen Bedarf. Und natürlich auch Ausgehmöglichkeiten! Zur Innenstadt sind es mit dem Rad ca. 7 Minuten. Parkplatzmöglichkeiten sind "naturgemäß" leider sehr schlecht.
In the past, I had very relaxed roommates with whom I liked cooked, chilled, Netflix looked or just talked about God and the world. And that's exactly what I'm looking for.
This is, of course, all a KANN and KEIN MUSS, but it also makes a beautiful community for me.
A respectful approach to the apartment and its (my) content is very important to me!
Order and cleanliness are therefore also a matter of course for me.
In der Vergangenheit hatte ich sehr entspannte Mitbewohner, mit denen ich gerne gekocht, gechillt, Netflix geschaut oder einfach über Gott und die Welt gequatscht habe. Und genau danach suche ich wieder.
Das ist natürlich alles ein KANN und KEIN MUSS, macht aber für mich auch eine schöne Gemeinschaft aus.
Ein respektvoller Umgang mit der Wohnung und ihrem (meinem) Inhalt ist mir sehr wichtig!
Ordnung und Sauberkeit sind deshalb auch eine Selbstverständlichkeit für mich.
Prerequisite is a private liability insurance of my fellow tenant.
A move would also be possible in the last week of May with corresponding remuneration to my current roommate.

Vorraussetzung ist eine Privathaftpflichtversicherung meines Mitmieters.
Ein Einzug wäre auch schon in der letzten Maiwoche möglich mit entsprechender Vergütung an meine derzeitige Mitbewohnerin.
