Information on the contract and the expiry of the rental:
The contract will be offered indefinitely with one year of notice until the winter semester 1.10..
If a premature extract is available, a suitable rental agent can be searched/placed to accept the contract. If no post-renter is placed, the term of the contract must be maintained and must be paid at the end of the notice. In principle, termination must always take place, regardless of the cancellation.
The rent with the operating costs is flat, no unexpectedly high additional costs supplements!!!
A reservation is possible by depositing the first rental and desired - NO FREE!!!
Deposit is charged 100% with the deposit. The first rent and the deposit will be due immediately upon receipt, then the key will be handed over. The deposit payment is confirmed in the rental contract and refunded upon withdrawal if no damages or repayments are to be expected. A rental certificate is also issued for registration at the municipal reporting authority.
In case of serious interest, a draft contract will be prepared after sending the ID card. This will then be sent personalized to the interested party for transparency and, if no further questions arise, only then I would like to have the deposit. This is 350,-€ and is either to be paid during the visit or by transfer to an account at a German bank- no Western Union or Money Gramm. Here are usually fraudsters at work. Deposit payments are often required to be sent to a non-verified account and then the money is unfortunately gone. With me it becomes a German account where the payment method remains comprehensible.
As long as the display is online there is the possibility to rent it, it will be deactivated immediately after the reservation. In the event of a contract signature, the valid ID may be: to provide visas.

The contract is minimum 1 year with option to stay longer.
If you must move out earlier you have to bring another tenant who stay there till end of that year. Worst case > you must pay till end of the first year. You must terminate the contract in every case before moving out, 3 month before. The rent included sidcost, exclusive electric. That depends on your consumption.
If you will rent the room, I need your passport and visa (if you are not from europe). I will prepare a contract in your name, send it by email to you to read all. If you agree with all you have to pay a deposit. The deposit is 850€ per room. Payed cash when you move in and got your keys. If you can ́t come and visit the house but you will rent it, I can do a reservation on your room. I need 350€ send to my official german bank account. No MoneyGram or Western Union. PayPal wants to work. If you send it you must give me a proof of that and I will take the room offline. So the room is fix for you. No worries about my person, if needed I can give some reference. Your payed 350€ will deducted of the full deposit (850€ – 350€ = 500€). That 500€ you must bring cash when you will get your keys- so the first rent is payed cash when you got your keys. Then we sign the contract in person and I so hand you a signed registration form that is called “Appartment Certificate”. That form you need at the registration office.

Der Vertrag wird unbefristet mit einem Jahr Kündigungsverzicht angeboten immer bis zum Wintersemester 1.10..
Falls ein vorzeitiger Auszug ansteht kann ein passender Nachmieter gesucht / gestellt werden der den Vertrag übernimmt. Sollte kein Nachmieter gestellt werden ist die Vertragslaufzeit einzuhalten und bist zum Ende des Kündigungsverzicht zu zahlen. Eine Kündigung muss grundsätzlich immer erfolgen, unabhängig des Kündigungverzichts.
Die Miete mit den Betriebskosten ist pauschal, keine unerwartet hohe Nebenkostennachzahlungen !!!
Eine Reservierung ist möglich durch Anzahlung der ersten Miete und gewünscht- KEINE GEBÜHR!!!
Anzahlung wird zu 100% mit der Kaution angerechnet. Bei Einzug wird die erste Miete und die Kaution sofort fällig, dann erst die Schlüsselübergabe. Die Kautionszahlung wird im Mietvertrag bestätigt und bei Auszug erstattet wenn keine Schäden oder Nachzahlungen zu erwarten sind. Bei Einzug wird auch eine Mietbescheinigung ausgestellt die zum Anmelden bei der städtischen Meldebehörde benötigt wird- Wohnungsgeberbescheinigung.
Bei ernsthaftem Interesse wird ein Vertragsentwurf nach zusenden des Personalausweis, vorbereitet. Dieser wird dann personalisiert an den Interessenten gesendet zur Durchsicht und falls keine weiteren Fragen aufkommen, erst dann möchte ich die Anzahlung haben. Diese beträgt 350,-€ und ist entweder bei der Besichtigung zu zahlen oder per Überweisung auf ein Konto bei einer deutschen Bank- kein Western Union oder Money Gramm. Hier sind meist Betrüger am Werk. Oftmals werden Kautionszahlungen verlangt, die auf ein nicht verifiziertes Konto gesendet werden sollen und dann ist das Geld leider weg. Bei mir wird es ein deutsches Konto, bei dem der Zahlungsweg nachvollziehbar bleibt.
So lange die Anzeige online ist besteht die Möglichkeit diese zu mieten, es wird umgehend nach der Reservierung deaktiviert. Bei Vertragsunterzeichnung ist der gültiger Ausweis ggf. Visa vorzuweisen.
