The floor apartment is located in 3. Upstairs of a renovated, lovingly decorated old building, centrally located in the Bayreuth Old Town. Your unfurnished room is bright and friendly and offers approx. 14qm enough space for everything you need. The apartment under us (2nd floor) is uninhabited and is used by the landlord/owner couple (1st floor).

As a resident of the WG, you can benefit from numerous benefits. Our apartment has insulated glass windows with blinds that provide a pleasant atmosphere. The common rooms of our apartment are a friendly living room, a well-equipped dining room, a covered balcony and a storage/storage room with washing machine. In our bright daylight bath is enough space for everything you need for a good start to the day. Our spacious L-shaped hallway gives you a separate second toilet, with small sink and mirror.
The equipment of the common rooms, i.e. housekeeping, fitted kitchen, washing machine, other equipment and lighting are the responsibility of the WG (beautifulness/small repairs, maintenance, new/replacement purchases, etc.).
In addition, there is a beauty/small repair clause in the main and sub-family contract that is to be fulfilled.

Smoking is allowed in the apartment taboo, but on the balcony.

For your laundry there is a drying room on the attic, which is just a staircase above us. Our small basement and attic compartment also offer you some storage space for your personal items (e.g. travel case). For bicycles there is a bicycle cellar for the entire house as well as bicycle parking spaces outside in the courtyard, for all those who are in a hurry in the morning. In the flowery courtyard you can also grill after consultation with the owners.

Your rent indicated above is "all in", so it already includes all costs such as heating, internet etc. A deposit of 400€ will be charged, which you will have to deposit after the conclusion of the contract, before entering a rental deposit account with a bank (e.g. pledge of a savings deposit as a rental deposit).
Please make sure you have a liability insurance including insurance cover for damages and key loss. If you have been included in family liability insurance so far, check under what conditions, whether it applies under the new terms and conditions, and make sure that the insurance cover is included here for damage to rent and key loss.

In unserer ruhigen, gemütlichen und gepflegten WG in der Bismarckstraße wird ein Zimmer frei!

Wir sind eine nette Gemeinschaft aus Studierenden und Berufstätigen, die sich darauf freut, dich kennenzulernen.

Die Etagen-Wohnung befindet sich im 3. Obergeschosse eines sanierten, liebevoll dekorierten Altbaus, zentral gelegen, in der Bayreuther Altstadt. Dein unmöbliertes Zimmer ist hell und freundlich und bietet mit ca. 14qm ausreichend Platz für alles was du brauchst. Die Etagenwohnung unter uns (2. OG) ist unbewohnt und wird vom Vermieter-/Eigentümerehepaar (1. OG) selbst mit genutzt.

Als Bewohner der WG kannst du von zahlreichen Vorzügen profitieren. Unsere Wohnung hat Isolierglasfenster mit Jalousetten, die für eine angenehme Atmosphäre sorgen. Die Gemeinschaftsräume unserer Wohnung sind ein freundliches Wohnzimmer, eine gut ausgestattete Essküche, ein überdachter Balkon und eine Vorrats-/Abstellkammer mit Waschmaschine. In unserem hellen Tageslicht-Bad ist ausreichend Platz für alles, was man für einen guten Start in den Tag braucht. Über unseren großzügigen L-förmigen Flur erreichst du ein separates zweites WC, mit kleinem Waschbecken und Spiegel.
Die Ausstattung der Gemeinschaftsräume, also auch Hausrat, Einbauküche, Waschmaschine, sonstige Geräte und Beleuchtung liegen in der Verantwortung der WG (Schönheits-/Klein-Reparaturen, Instandhaltung, Neu-/Ersatzanschaffungen usw.).
Zudem gibt es im Haupt- und Untermiet-Vertrag eine Schönheits-/Kleinreparaturenklausel, die es zu erfüllen gilt.

Rauchen ist in der Wohnung tabu, jedoch auf dem Balkon erlaubt.

Für deine Wäsche steht ein Trockenraum auf dem Dachboden zur Verfügung, der nur eine Treppe entfernt über uns liegt. Unser kleines Keller- und Dachbodenabteil bieten dir zusätzlich etwas Stauraum für deine persönlichen Sachen (z. B. Reisekoffer). Für Fahrräder gibt es einen Fahrradkeller für das gesamte Haus sowie Fahrradstellplätze außen im Innenhof, für alle, die es morgens eilig haben. Im blumenreichen Innenhof kannst du nach Absprache mit den Eigentümern auch grillen.

Deine oben angegebene Miete versteht sich als "all in", beinhaltet also bereits alle Kosten wie Heizung, Internet usw. Eine Kaution in Höhe von 400€ wird erhoben, die du nach Vertragsschluss, vor dem Einzug in ein Mietkautionskonto bei einer Bank einzahlen musst (z. B. Verpfändung eines Sparguthabens als Mietkaution).
Bitte stelle sicher, dass du eine Haftpflichtversicherung inklusive Versicherungsschutz für Mietsachschäden und Schlüsselverlust hast. Wenn du bisher in der Familien-Haftpflichtversicherung mitversichert warst, prüfe unter welchen Bedingungen das gilt, ob es auch unter den neuen Bedingungen gilt und stelle sicher, dass auch hier der Versicherungsschutz für Mietsachschäden und Schlüsselverlust inklusive ist.
