Wir vermieten vom 1.5.2019 bis voraussichtlich den 1.5.2020 zwei schöne Zimmer unserer schönen helle Altbauwohnung mit gemütlicher Wohnküche und Wannenbad. Die Wohnung ist vollmöbliert.
In jedem Zimmer gibt es jeweils ein Bett mit einer 1,40 Meter breiten Matratze und ein Sofa. Es ist sowohl eine Spül- wie auch eine Waschmaschine vorhanden.
Beide Zimmer sind in etwa 21 qm groß. Für ein Zimmer (einschließlich dem Inventar) veranschlagen wir eine Kaution in Höhe einer Monatsmiete von 480 Euro. Die Kosten für Heizung und Warmwasser sind realistisch bemessen und orientieren sich an dem, was wir auch zahlen. Die jeweiligen Zählerstände werden zu Beginn notiert. Solltet ihr einen zu hohen Verbrauch haben, erfolgt jedoch eine Nachberechnung.
Evtl. kommen wir ab und zu um etwas zu holen oder auch mal eine Wäsche zu waschen. Wir leben momentan jedoch in einer anderen Wohnung.
Da wir eine sehr nette Hausgemeinschaft haben, mit der wir es uns nicht verscherzen wollen, möchten wir vorweg sagen, dass es hier nicht angebracht ist, Partys zu feiern. Eine Nachbarin hat z.B. ein kleines Kind, dass wenn hier jemand jeden Abend laut Musik hört und die Bässe aufdreht, einfach nicht zur Ruhe kommt... Wer jedoch seine Ruhe sucht, und trotzdem nicht weit weg vom Schuss leben möchte, ist hier genau richtig :)
... ENGLISH VERSION: We rent our full furnished flat with two rooms close to S-Bahnhof Noeldnerplatz from 1st may to 1st may next year. The rooms would be rented apartly. Each room has between 21 and 22 squaremeters. In the kitchen is a dish washe. In the bathroom is a washing machine. We will use it once in a time for ourself.
All in all you have to pay 480 euro a month for one room. We lived in the flat with two persons for four years. The costs for gaz, electricity are similar to the sum we payed in the last years. If you use more, you have to pay for it.
Generally it's a quiet neighborhood. The apartment is more of a place to study or to get over your hangover than to throw parties. Regarding my neighbors (with a little child) you have to know they like normal to quiet sound levels, so you should be able to respect that.
Caution for furniture, dishes and so on: 480 euro, this money you will get back when you move out.
Die Wohnung befindet sich im schönen Kaskelkiez (Victoriastadt) direkt am S-Bhf Nöldnerplatz. Fußläufig erreichbar sind zudem der S Bhf Rummelsburg (ca 5 Minuten) und der S Bhf Ostkreuz (ca 10 Minuten). Die Wohnung ist damit optimal angebunden und nahezu perfekt für Personen, die gerne nah am Szenegeschehen (Friedrichshain/Ostkreuz/Boxhagener Platz/Simon-Dach-Str.) dran sind, aber dennoch direkt darin wohnen möchten bzw. Menschen mit Kindern.
Mit der S-Bahn ist man ab S Bhf Nöldnerplatz ( 2 Minuten zu Fuß) in 6 Minuten am Ostbahnhof, in 11 Minuten am Alexanderplatz und in 17 Minuten am Hauptbahnhof.
Als Kaution für sämtliche Gerätschaften (Küchenausstattung, Möbel) möchten wir gerne eine Kaution in Höhe von 590 Euro verlangen, die es beim Auszug und ordentlicher Rückgabe zurückgibt.
Und zu guter letzt: bitte keine Menschen mit Hunden (da Tierhaarallergie) und keine Raucher...
