Das kleine historische Zimmer hat einen Fliesenboden und ein Fenster zum großen Garten. Es liegt kabelgebundenes Lan an.
Das Zimmer kann von dir möbliert (siehe Foto) oder unmöbliert übernommen werden.
Es gibt eine zweite Ausgangstür. Diese ist allerdings verschlossen und kann von beiden Seiten nicht geöffnet werden. Kein Durchgangszimmer.
Die Wohnung liegt im Erdgeschoß, umgeben von einem großen, verwunschenen Garten mit schon einigen Bäumen. Die Terrasse lädt zum ausgiebigen Frühstücken und Verweilen ein.
In der Wohnung kannst Du folgende Gemeinschaftsräume nutzen:
• Küche
• Waschküche mit Waschmaschine
• Terrasse
• Bad (du teilst das Bad mit einer anderen Person)
Wir haben noch eine Gemeinschaftskasse für gemeinsam genutzte Lebens- und Putzmittel (aktuell 5 EUR).

The small historical room heads towards the large garden (see the fotos). The room has wireless lan as well as cable lan.
The room is fully furnished but if you want to bring your own furniture we'll find a solution.
The room has a second door but this is locked and cannot be open by eather side. No walk-through-room.
The flat is in the ground floor and surrounded by a large garden with quite some trees. The terrace invites you to have breakfast and relax.
You share the bathroom with another person.

200m entfernt liegt der S-Bahnhof Spindlersfeld. 15 min bis Neukölln, 40 min bis Mitte. Nachtbus N65 direkt vor der Tür (Treptow, Schlesi, Hackescher Markt).
Der HU-Campus Adlershof ist in 10 min zu erreichen.
15 Fahrradminuten bis zum Müggelsee und 5 Fahrradminuten bis zur Altstadt Köpenick. Zur Wuhlheide mit ihrem Waldgebiet sind es 20 Minuten zu Fuß.

You find the local train (S 47) in just 200m. It takes you to S Neukölln in 15 minutes and you can reach Mitte in 40 minutes.
The night bus N65 connects Treptower Park, Schlesisches Tor and Hackescher Markt directly.
The campus of Adlershof (HU Berlin ) can be reached in 10 minutes by Tram.
By bike: 15 Minutes to the lake Müggelsee, Köpenick's old town 5 minutes and you have a forest at 10 Minutes.

* Ai und Osamu, (Innen-)Architektin und Illustrator aus Japan,
* Lena, Projektleiterin ökologische Landwirtschaft (Berlinerin),
* Kai, Informatiker aus dem Ruhrgebiet.
Als Berufstätigen-WG haben wir einen recht geregelten Tagesablauf.
Regelmäßig verabreden wir uns zu gemeinsamen Essen oder Spieleabenden.
Selbstverständlich haben wir einen Putzplan über den wir nie reden müssen.
Wir alle freuen uns darauf, dich kennenzulernen.

* Lena, a project leader in organic agriculture from Berlin,
* Kai, an IT guy from the Ruhr area.
As all flatmates are working we have a regular daily schedule and we like it quite at night.
Sometimes we arrange cooking and eating together or like play some board/card game.
Of course we have a cleaning plan which everyone respects without discussion.

Seit Russland in die Ukraine eingefallen ist, steigen die Nebenkosten stetig an. Als WG sprechen wir regelmäßig darüber, um Kostentransparenz zu schaffen. Zudem ergreifen wir diverse Massnahmen um Strom und Heizkosten zu sparen. Bitte sei vorbereitet auf kühlere Gemeinschaftsräume und denke mit beim Strom- und Gassparen.
Wenn sich Abschläge der Versorger erhöhen, weil zB neue Abgaben oder Preiserhöhungen fällig werden, ändert sich automatisch deine Nebenkostenvorauszahlung. Eine Jahresabrechnung erfolgt in der Regel im April und daraus können sich Nachzahlungen oder Rückzahlungen ergeben. Wir rechnen die Nebenkosten pro Kopf verbrauchsabhängig ab.
Die angegebenen Nebenkosten enthalten bereits die Gaspreiserhöhung zum 01.10.2022 wegen der gesetzlichen "Gasumlage".

Since Russia invaded Ukrain the flat's running costs steadily increase. We discuss these developments in the WG on a regular basis in order to have full cost transparency. Additionally we have implemented measures to reduce electricity and heating costs. Please be prepared to have lower temperatures in common rooms and help saving energy of all kind.
If our energy provider increases the advance payment (eg because new taxes or higher prices apply) your personal running cost advance payment will increase automatically as well. The yearly calculation of the flat's running costs usually takes place in april. That may result in an additional payment or a refund. We calculate the running costs usage bound and split per person.
The already declared increase of the gas costs as of 01.10.2022 because of the mandatory "Gasumlage" is already included in the running costs advance in this announcement.
