Welcome to your new home in the heart of Kreuzberg!
Your room is part of a fully furnished 3-room international flat share! Your room has 10 m2 and is furnished in a natural and functional style. The price of 600€ contains water, heating and waste disposal charges. Not included are electricity charges and Internet that you will share with your flat mates. Your "Anmeldung" is possible and I will assist you in getting through the depth of German bureaucracy.
The well-fitted wardrobe allows you to hang as many clothes as you like. In addition, a small wooden commode gives you even more space for your cloths. In line with the overall design, the wooden table allows you comfortably to work or study from home at any time. The shelve next to the window offer a lot of additional storage capacity for items such as books or photos.
The single bed (90x200m) has a full timber bed frame and the brand-new mattress has two degrees of hardness depending on your preference at night. The room has a windows with roller blinds to ensure absolute darkness and sound isolation at night. During the day, the room is very luminous with a wide view on the many trees that beautify Wiener Str. and the Görlitzer Park.
BONUS: The flat has its own private garden where you and your flat mates can relax, sun bath (yes, in Berlin!), have a beer or read a book surrounded by hedges, trees and birds.
The location of the flat is exceptional. It is literally in front of the famous Görlitzer Park (Görli), where you can meet with your friends for a picnic or you can play soccer, frisbee or volleyball. The park is famous for its communal atmosphere and in spring and summer you will see a variety of different people from all countries, backgrounds and stages of life. Behind the park the Wrangelkiez offers uncountable options of bars, restaurants and events nearly every night only 5min walking distance from your home.
In 10 min. walking distance you are at the subway (U3/U1) and bus station of Görlitzer Bahnhof from where you reach nearly everything in Berlin within 30min of public transportation. Kreuzberg is one of the most scene-districts of Berlin and it is hard to describe with words the artistic and open atmosphere that this neighborhood offers. Come and explore it yourself!
The flat is a 3-room international WG without a shared living room or community room. However, the kitchen serves well as a place to meet during the day. Each of the three rooms is independently rented out. The creation of a homely and comfortable atmosphere is paramount for me and there is no "hard criteria" or requirement regarding gender, age or activity in life.
BONUS: The flat has its own private garden which is accessible through the inner courtyard and is dedicated only for your flat.

Are pets allowed in the apartment?
Due to the size of the room, the absence of a living room, the other two flat mates and the fact that I also provide the furniture (incl. e.g. the mattress) to you, pets are not allowed. (excluding a gold fish ;-).
Can I move in with my friend or partner?
Unfortunately not. This flat share is made for 3 people such that each room is hosting one person. Only one person is allowed to stay in each room (visitors excluded).
What's the policy on smoking in the apartment or in the garde?
Smoking inside of the apartment is strictly forbidden ((also when leaning out of the window ;-)) but smoking in the garden is allowed.
Is there parking space available for my bike? What is the associated cost?
Yes, bike parking for your bike is available in the inner courtyard and it is covered within the rent.
Can I sublet the apartment if needed?
Subletting is forbidden as long as it is not explicitly approved by the landlord after a personal video call and document review of the potential tenant.
Is there a laundry facility in the building / in the flat?
You have your own washing machine in the apartment that you can use 24/7 as much as you like.
How is the apartment heated and who is responsible for maintenance of the heating system?
The apartment is heated with a central heating system of a gas burner (not fuel or gasoline, but natural gas / methane). The expenses for your gas consumption are covered by the landlord. Your flat rate room rent covers all heating costs. Any maintenance costs that might occur are covered by the landlord.
What is the policy for renewing the lease after the initial one-year contract?
Three months before the one-year contract expiry date, we will have a brief call to evaluate if you and I would like to renew our one-year contract relationship. I guarantee the same conditions (especially same price) for the renewed contract. If you and I agree, we will renew the contract with the same conditions.
How do I reach out to the owner in case of repair and maintenance needs?
If any repair or maintenance needs occur, you can contact me on WhatsApp or over my mobile phone and I delegate the repair or maintenance task to my respective operators in Berlin.
How quickly are repairs and maintenance issues typically addressed?
This depends on the urgency. For emergencies, I have a 24/7 operator if for example there is a water leakage. Normally, the repair and maintenance requests with medium urgency (e.g. the washing machine stopped running) the repair and maintenance team is addressing the issue within 2-5 working days depending on the urgency of the matter and in close communication with you.
What is the process to apply for the apartment and what documents do I need to provide?
I guarantee to respond to every single message that contains my name in the greeting line within 24 hours ;-) After having clarified your potential open questions, we will schedule a 30min. get-to-know video call where I would like to get to know you a bit better. If you are shortlisted after the video call, I will ask you to send me a copy of your passport, permit of residence and other financial documents. This could be (non exhaustive list) your own pay slip or income statement as a freelance or it could be a guarantee letter from your parents and their pay slip if you are e.g. a student or an intern.
When has the apartment been renovated and what are the appliances and furniture that is available and included in the lump sum rent?
The flat has been newly renovated in 2022 and it is fully furnished. Everything is provided from a brand-new washing machine, fridge, oven, cooking plates (induction), plates, glasses, cutlery, pans, towels, bed sheets, pillows, linens and vacuum cleaner. All electrical appliances have a high efficiency level and low electricity consumption. If you have a bicycle you are free to park it the courtyard or in the basement.
