Willkommen in unserer exquisiten Villa-WG!
Einladendes Zimmer zur Mitnutzung – Doppelzimmer.
In unserem repräsentativen Haus steht aktuell ein geräumiges Zimmer mit 20m² zur Verfügung, das ausschließlich für Studentinnen oder berufstätige Damen gedacht ist und Platz für zwei Personen bietet (der angegebene Preis gilt pro Person).
Unsere Wohnung ist komplett möbliert und bietet alles, was das Herz begehrt: von der bequemen Einrichtung bis hin zu den Annehmlichkeiten des modernen Lebens. Die Mietkosten umfassen sämtliche Nebenkosten wie Heizung, Strom, Wasser sowie die Nutzung des W-Lans. Zusätzlich steht eine voll ausgestattete Einbauküche inklusive Geschirrspüler, Waschmaschine, Herd, Backofen und Mikrowelle zur Verfügung.
Das Highlight unserer WG ist der gemütliche Wintergarten mit einem idyllischen Blick in den Garten, der sich perfekt für entspannte Stunden eignet.
Bitte beachten Sie, dass die Nutzung des Gartens nicht gestattet ist.
Die Wohnung wurde kürzlich aufwändig renoviert, insbesondere das Badezimmer mit einer großzügigen Dusche, was zu einem hohen Sauberkeits- und Ordnungsstandard führt. Das Zimmer sowie die gesamte Wohnung sind mit Parkettböden ausgestattet und das Bettgestell besteht aus hochwertigem Massivholz.
Die Mindestmietdauer beträgt ein Jahr, um ein langfristiges und stabiles Wohnverhältnis zu gewährleisten. Selbstverständlich haben Sie gemäß gesetzlicher Bestimmungen ein Kündigungsrecht, das Ihnen ermöglicht, den Mietvertrag unter Einhaltung der vereinbarten Kündigungsfrist zu beenden.

In our prestigious house, there is currently a spacious room of 20m² available, exclusively for female students or working women, and it accommodates two people (the stated price is per person).
Our apartment is fully furnished, offering everything you could desire, from comfortable furnishings to the conveniences of modern life. The rent includes all utilities such as heating, electricity, water, and Wi-Fi usage. Additionally, a fully equipped kitchen including a dishwasher, washing machine, stove, oven, and microwave is at your disposal.
The highlight of our WG is the cozy winter garden with an idyllic view of the garden, perfect for relaxing hours.
Please note that the use of the garden is not permitted.
The apartment has recently been extensively renovated, especially the bathroom with a spacious shower, ensuring a high standard of cleanliness and order. The room and the entire apartment are equipped with parquet flooring, and the bed frame is made of high-quality solid wood.
The minimum rental period is one year to ensure a long-term and stable living arrangement. Of course, you have the right to terminate the lease according to legal provisions, allowing you to end the lease agreement with the agreed notice period.

Der Bus 137 ist quasi vor der Haustür und fährt schnell zum S+U-Bhf. Rathaus Spandau.
Der Bus M45, der direkt zur TU Berlin ins Stadtzentrum Kudamm fährt, ist ebenfalls wenige Schritte entfernt.
Das Staaken Center mit Edeka, Rossmann usw. ist in 2 Gehminuten erreicht.
Mehrere Parks sind auch fußläufig erreichbar, wie der Hahneberg oder der Bullengraben und laden ein nach dem anstrengenden Studentenalltag zu entspannen und neue Energie zu tanken.

Wir legen großen Wert auf Sauberkeit:
Bei Auszug werden 50 Euro von der Kaution einbehalten, um sicherzustellen, dass auch nach Ihrem Aufenthalt die WG für die nächsten Bewohnerinnen angenehm bleibt.
Die Kaution beträgt 600 Euro und wird bei gesetzmäßig gekündigtem Mietverhältnis abzüglich der Endreinigungskosten und vorbehaltlich der unbeschädigten Mieträume komplett rückerstattet.

We place great importance on cleanliness:
Upon departure, 50 euros will be deducted from the deposit to ensure that the WG remains pleasant for the next residents after your stay.
The deposit is 600 euros and will be fully refunded upon lawful termination of the lease, minus the final cleaning costs and subject to the undamaged rental premises.
