Liebe Wg Zimmer Suchende,
da ich ab Mitte Januar ins Ausland gehe, steht mein Wg Zimmer ab Anfang Januar 2024 (flexibles Einzugsdatum) bis Ende Februar, 25.02.24 frei.
Die Wohnung ist ruhig gelegen, da sie sich im Hinterhof befindet.
Unsere Wohnung ist sehr hell und gemütlich und besteht aus 3 Wg-Zimmern, einer Küche und einem Badezimmer. Unsere Küche wird auch als Wohnzimmer genutzt und lädt zum Verweilen ein und ist mit allen Küchenutensilien ausgestattet. Von der Küche geht auch ein kleiner Balkon ab.
Dein potentielles Zimmer ist das größte der gesamten Wg. In dem Zimmer ist genug Platz um mit Freunden zu chillen oder Sport zu treiben. Da das Zimmer nur befristet ist, während der Zeit in der ich im Ausland bin, würde ich gerne meine Möbel im Zimmer stehenlassen. Dir stehen also eine ausziehbare Couch, ein großes Bett, Schreibtisch + Stuhl, 2 Kommoden und ein Kleiderständer zur freien Nutzung. Da ich einige der Möbel behalten möchte kümmern sich lieberweise Ende Februar Freunde und Familie drum, die Möbel abzutransportieren darum musst du dich nicht kümmern.
Außer wegen des Bettes müssen wir nochmal Absprache halten, da ich dieses entweder vor deiner Untermiete verkaufe oder du kaufst es mir ab und wärst dann auch für den Weiterverkauf oder Abtransport verantwortlich.

Dear prospective roommate,
As of mid-January, I will be going abroad, and my shared apartment (WG) room will be available from early January (flexible move-in date) until the end of February, 25.02.24. The entire WG will be dissolved by the end of February, and the house will undergo renovations. The total rent for approximately 2 months will be 660 euros x 2, plus a 300-euro deposit.
The apartment is situated in a quiet location as it is in the backyard. Our place is very bright and cozy, consisting of 3 WG rooms, a kitchen, and a bathroom. Our kitchen also serves as a living room, inviting you to linger, and it is equipped with all kitchen utensils. There is also a small balcony accessible from the kitchen.
Your potential room is the largest in the entire WG, providing enough space to relax with friends or engage in sports. Since the room is only available for a limited time during my absence abroad, I would like to leave my furniture in the room for your use. You will have access to an extendable couch, a large bed, a desk with a chair, 2 dressers, and a clothes rack. Fortunately, at the end of February, friends and family will take care of transporting the furniture, so you don't need to worry about it.
Except for the bed, we need to discuss it again, as I will either sell it before your sublease, or you can buy it from me and then be responsible for its resale or removal.
Die WG befindet sich in der Baumschulenstraße, die alles bietet, was man braucht. Besonders angenehm ist die direkte Nähe von Lidl und Edeka, die beide praktisch an die Wohnung grenzen und in nur 3 Minuten zu erreichen sind. DM, Rossmann und zahlreiche Apotheken sind ebenfalls in der Umgebung vorhanden. Für Naturliebhaber ist die Spree nur einen 15-minütigen Fußmarsch entfernt. Hier lässt es sich wunderbar entlang der Spree durch den Plänterwald bis zum Treptower Park spazieren.
Die Anbindung an den öffentlichen Nahverkehr ist hervorragend. Der S-Bahnhof Baumschulenweg ist in nur 6 Minuten zu Fuß erreichbar, und von dort aus hat man schnellen Anschluss in Richtung Neukölln und Kreuzberg über die S45 und S46. Ebenso ist man in wenigen Minuten am Treptower Park mit der Ringbahn und in 15 Minuten am Ostkreuz. Direkt vor der Haustür fährt zudem der Bus 265, der in 25 Minuten am Schlesischen Tor ist.

The shared apartment is located in Baumschulenstraße, offering everything you need. Particularly pleasant is the direct proximity of Lidl and Edeka, both practically adjacent to the apartment and reachable in just 3 minutes. DM, Rossmann, and numerous pharmacies are also available in the vicinity. For nature lovers, the Spree River is only a 15-minute walk away. Here, you can enjoy a wonderful stroll along the Spree through the Plänterwald to Treptower Park.
The public transportation connection is excellent. Baumschulenweg S-Bahn station is only a 6-minute walk away, providing quick access to Neukölln and Kreuzberg via the S45 and S46 lines. Similarly, you can reach Treptower Park within minutes using the Ringbahn, and Ostkreuz is just 15 minutes away. Additionally, right outside the door, Bus 265 runs, taking you to Schlesisches Tor in 25 minutes.
In der Wg leben zurzeit Jacob (24) und Theda (21), die beide im Studium sind und nebenbei arbeiten. Wir schätzen eine gesunde Balance aus einem harmonischen Zusammensein und Momenten in denen sich jeder mal zurückziehen kann. Wir haben immer gerne zusammen gekocht oder Filmeabende gemacht.
Uns ist gegenseitige Rücksicht und offene Kommunikation sehr wichtig. Um unsere 3er Wg sauber zu halten wechseln wir uns immer wieder mit dem Putzen der gemeinsam genutzten Räume ab.

Currently, Jacob (24) and Theda (21) live in the shared apartment, both of whom are students and work part-time. We value a healthy balance between harmonious togetherness and moments when everyone can have their own space. We have always enjoyed cooking together and having movie nights.
Mutual consideration and open communication are very important to us. To keep our 3-person shared apartment clean, we take turns cleaning the shared spaces.
