Sonniges Zimmer mit Balkon

Das Zimmer ist nach Süden ausgerichtet und daher sehr hell.
Die Wohnung ist warm und trocken. Aus dem Fenster blickst du direkt auf Linden und andere Bäume. Da sich die Wohnung im Vorderhaus befindet, ist der Verkehr zu hören. Im Haus selber ist es eher ruhig.
Die Wohnung ist sehr gut an die Öffis angebunden: S-Bahn Schönholz, U Osloer Str. U8, U9, M50 und M13 sind in ca. 12 Minuten zu Fuß zu erreichen. Der Bus 150 und 250 fährt sogar direkt um die Ecke los.
Ebenfalls um die Ecke gibt es einen Lidl, eine Bäckerei, diverse Spätis, Restaurants, Kneipen, Cafés und Bars.
Die Panke und Parks laden zu Spaziergängen und Radtouren ein.

The room faces south and is therefore very bright.
The apartment is warm and dry. From the window you can see directly onto linden trees and other trees. Since the apartment is in the front building, traffic can be heard. It is rather quiet in the house itself.
The apartment is very well connected to public transport: S-Bahn Schönholz, U Osloer Str. U8, U9, M50 and M13 can be reached on foot in about 12 minutes. The 150 and 250 buses even leave right around the corner.
Also around the corner there is a Lidl, a bakery, various late bars, restaurants, pubs, cafés and bars.
The Panke and parks invite you to take walks and bike rides.

Ich bin Jan und werde mit dir in der Wohnung wohnen. Ich bin mega pingelig und super sensibel und brauche deswegen jemanden, der*die ebenfalls viel Wert auf Sauberkeit und Ordnung legt und auch eher die Ruhe liebt. Rücksicht, Respekt und gute Kommunikation sollten für dich eine Selbstverständlichkeit sein. Da unsere Zimmer nur durch eine Tür getrennt sind, sind Kopfhörer ein Muss und Übernachtungsgäste nur nach Absprache.
Wenn ich in meinen Grundbedürfnissen respektiert werde, bin ich ein super umgänglicher Typ, der dann auch gerne gemeinsam kocht, spielt oder in der Küche quatscht...
Ich bin an einem längerfristigen Mietverhältnis interessiert.

I'm Jan and I'll live in the apartment with you. I'm super picky and super sensitive and that's why I need someone who also places a lot of value on cleanliness and order and also loves peace and quiet. Consideration, respect and good communication should come naturally to you. Since our rooms are only separated by a door, headphones are a must and overnight guests only by arrangement.
When my basic needs are respected, I'm a super sociable guy who enjoys cooking together, playing or chatting in the kitchen...
I am interested in a longer-term rental agreement.

Das Zimmer kostet zur Zeit 700€. Darin sind alle Nebenkosten enthalten. Der Preis kann sich durch gestiegene Energiekosten (Strom/Heizung) eventuell erhöhen. Die Miete wird jedes Jahr um 2,5% seitens des Hauptvermieters angepasst.

The room currently costs €700. This includes all additional costs. The price may possibly increase due to increased energy costs (electricity/heating). The rent is adjusted by 2.5% every year by the main landlord.
