The apartment is located on the attic of a large, very nice multi-family house with 2 floors. The two common rooms, the open, large kitchen and the living room with access to the balcony (to which you also have access from the room) are particularly beautiful.
My roommates don't live here for so long, so the living room is set up in pieces and you can take part in this:)
You have everything you need: In the large cellar of the house stands the washing machine and there bicycles can also be parked. Outside the house are also bicycle stands. There is also a garden that the WG can use.
The room is really very nice and during the day comes a lot of light through the two slanted windows (sometimes you can watch great sunsets) and the balcony door in.
It is also almost completely furnished. The furniture is already a bit older/used, but the Malm dresser and the Malm bed frame are hardly used.
For the Malm furniture, I would therefore require 150€ detachment, but give the rest of the furniture. The detachment of the furniture is really included in the offer and I want the furniture to be sold/snacked to the after-renters.
For the bed (1,40) I have a mattress that is hardly needed. I would be very happy if I could sell them for 120€. But it doesn't have to be if you already have one.
Gardines and Rollos are there, there is no stool/stuhl only for the small make-up table. As a dessert, you could use one of the two small closets. The desk is very large (stuhl is also there) and therefore very practical.
Because the house or the apartment is rebuilt in the summer of next year (approx. July) due to fire-protection conditions, we then have to withdraw again.

Die Wohnung befindet sich im Dachgeschoss eines großen, sehr hübschen Mehrfamilienhauses mit 2 Etagen. Die beiden Gemeinschaftsräume, also die offene, große Küche und das Wohnzimmer mit Zugang zum Balkon (auf den man auch vom Zimmer aus Zutritt hat) sind besonders schön.
Meine Mitbewohner*innen wohnen noch nicht so lange hier, deswegen wird das Wohnzimmer noch Stück für Stück eingerichtet und dabei kannst du gerne mitwirken :)
Man hat alles, was man so braucht: Im großen Keller des Hauses steht die Waschmaschine und dort können auch Fahrräder abgestellt werden. Draußen vor dem Haus sind aber auch Fahrradständer. Es gibt außerdem einen Garten, den die WG mitbenutzen darf.
Das Zimmer ist wirklich sehr schön und tagsüber kommt viel Licht durch die zwei schrägen Fenster (manchmal kann man wirklich tolle Sonnenuntergänge beobachten) und die Balkontür herein.
Außerdem ist es fast komplett möbliert. Die Möbel sind schon etwas älter/gebraucht, aber die Malm Kommode und das Malm Bettgestell sind noch kaum genutzt.
Für die Malm-Möbel würde ich deswegen 150€ Ablöse verlangen, den Rest der Möbel aber schenken. Die Ablöse der Möbel ist dabei wirklich im Angebot mit inbegriffen und ich will die Möbel aufjedenfall an den/die Nachmieter:in weiterverkaufen/schenken.
Für das Bett (1,40) habe ich eine ebenfalls kaum gebrauchte, passende Matratze. Da würde ich mich sehr freuen, wenn ich sie auch für 120€ weiterverkaufen könnte. Das muss aber auch nicht sein, wenn du z.B. schon eine hast o.Ä.

Die Wg liegt zwar etwas außerhalb vom Zentrum, aber die Verkehrsanbindung ist sehr gut. Man braucht nur 5-10 Minuten zu Tram- und Bushaltestelle und es gibt direkte Linien ins Zentrum (20-25 min) sowie zur Uni (25 min) ohne umsteigen zu müssen. Die Wohngegend ist sehr ruhig, hier leben viele Familien und man kann gut spazieren gehen.

You only need 5-10 minutes to the streetcar and bus stop and there are direct lines to the center (20-25 min) and to the university (25 min) without having to change. The residential area is very quiet, many families live here and it's easy to go for a walk.
The two roommates would be Timon (21) and Johanna (20). Johanna is currently on the move for a semester abroad and for the meantime Mariana (21) lives here. All three are very nice and cumbersome and I always found living together very pleasant.
If all desires, something can be done together and/or a beer can be drunk, but it does not have to. Often you meet in the kitchen and exchange over the day, which is always very nice.

Die beiden Mitbewohner*innen wären Timon (21) und Johanna (20). Johanna ist allerdings im Moment für ein Auslandssemester unterwegs und für die Zwischenzeit wohnt Mariana (21) hier. Alle drei sind sehr nett und umgänglich und ich fand das Zusammenleben immer sehr angenehm.
Wenn alle Lust haben, kann auch mal etwas zusammen unternommen und/oder ein Bierchen getrunken werden, muss aber auch nicht. Oft trifft man sich in der Küche und tauscht sich über den Tag aus, was auch immer sehr nett ist.

The communication and the relationship with the other residents and the landlords is good and if there are any problems, these are always addressed. There is also a shared house WhatsApp group for this and other things.

Please write in your message whether you would be willing to speak to each other in English in the flat share and whether you plan to live in the flat share until the limited date given above (30.06.26). This would be very important to us.
