AN ENGLISH SUM UP IS AVAILABLE AT THE FOOTER.
Die Wohnung verfügt über 3 Zimmer (ca. 12,5, 13 und 14 m2) und eine große Küche (12 m2) mit Einbauküche (neu in 2019 inkl. Geschirrspüler), Kühl-/Gefrierkombi (auch neu in 2019) und Sitzecke. 2 Zimmer gehen vom Flur ab, eins von der Küche (siehe Grundriss). Zimmer und Küche sind mit Laminat aus gelegt (neu in 2020), das Dusch-Bad ist gefliest. Im Duschbad gibt es einen elektrischen Abzug.
Frei wird Zimmer 2. Es ist möbliert mit einem Schreibtisch, Bett, Highboard/Schrank und Regalen (siehe Fotos).
Die Warmmiete beträgt insgesamt 360 Euro inkl. Strom, Wasser, Heizung und Internet. Es gibt eine Telefonflatrate ins deutsche Festnetz.
Es kommen also keine weiteren Wohnkosten hinzu. Lediglich die GEZ-Gebühren regeln die WG-Bewohner unter sich.
Der WG steht eine eigene Waschmaschine im Keller zur Verfügung.
Eine Mindestmietdauer von 12 Monaten wird angestrebt.
Die Wohnung befindet sich in einem 8 Parteienhaus in der Bremer-Neustadt.
Öffentlicher Nahverkehr ist bequem zu erreichen und es gibt mehr als ausreichende Einkaufsmöglichkeiten und Gastronomie in Laufnähe.
Hochschule, Airbus, Astrium, Flughafen, City sind bequem zu erreichen aber auch Uni und Überseestadt sind gut per Bus und Bahn erreichbar.
Die Parkplatzsituation ist wie in der gesamten Neustadt und vielen anderen stadtnahen Bremer Stadtteilen eher angespannt. Einen Parkplatz finden man eigentlich immer, evtl. muss man mal ein paar Meter laufen.
Die beiden Mitbewohner: Nils und Kolja sind 25/21 Jahre alt und studieren.
Das dritte Zimmer wird gerne an Studenten der Hochschule oder Uni vermietet und Auszubildende oder Praktikanten: Hochschule, Uni, Astrium, Airbus, Beck's, Flughafen etc sind sehr gut erreichbar!
Bei den angegebenen Nebenkosten handelt es sich um eine Pauschale und nicht um eine Vorauszahlung.

The appartment has 3 bedrooms, 1 equipped kitchen (from 2019) and 1 bathroom with shower.
The available room 2 (please see its location in the photo section: 'Grundriss') is furnished with a desk, bed, highboard/wardrobe and some shelves. A washing mashine for the appartment is available in the cellar.
WIFI (250000) is available as well as a flatrate to German landline numbers.
The total rent amounts to EUR 360 per month. This is an all in rate, no extra charges. A deposit of EUR 500 has to be paid after signing the contract and will be returned after the move-out.
A small monthly fee for Television/Radio (GEZ) has to be started between the tenants.
The appartment house is located in Bremen-Neustadt - a popular, lovely quarter right beside the Bremen city center on the opposite side of the river Weser. Supermarkets, bars/pubs, restaurants, public transportation etc. area easy to reach by walk.
The University, the Hochschule as well as the airport and companies like Airbus, Beck's etc. are close by. Other spots are easy to reach by public transportation.
Minimum contract duration should be 12 month.
