da mein jetziger Mitbewohner auszieht, suche ich ab Dezember 2020 eine(n) nette(n) Mitbewohner(in).
Das Zimmer ist etwa 14 m² groß und hat eine große Fensterfront zum Südosten, weshalb es sehr hell ist. Das Zimmer wäre bereits teilweise möbliert und kann mit diesen Möbeln übernommen werden. Einige der abzugebenden Möbel sind auf den Fotos dargestellt (Kleiderschrank und Bücherregal rechts von der Tür sowie die Kommode links der Tür, ebenso der Nachttisch). Die Möbel können durch eine Abschlagspauschale von insgesamt 150€ übernommen werden.
Die Wohnung liegt im 2. Stock eines renovierten Mehrparteienhauses und hat 2 Schlafzimmer, 1 Bad, 1 Flur sowie eine geräumige, gut ausgestattete Küche, von der ein fast quadratischer Balkon abgeht, auf dem man gut sitzen und sich entspannen kann.

As a result, that my flatemate moves out, I can offer you a very nice, bright, furnished room of about 14 square metres. It has a great window in the southeast direction. The room is available from December 2020.
The apartment is on the 2nd floor of a renovated building. It has 2 bedrooms, 1 hallway, 1 bathroom, a spacious kitchen and a spacious balcony with a backyard garden view, where you could sit and have a cooled beer on warm days.
The room is bright and neat. Some of the furniture depicted on the photograph (wardrobe and bookshelf on the right side of the door, the chest of drawers left to the door and also the bedside table) can be taken over (he wants 150€ for these items)
Die Lage ist ideal für Leute, die schnell im Großstadtgetümmel sein, aber gern auch ihre Ruhe haben wollen.
Die Wohnung liegt etwa auf der Grenze zwischen Pempelfort und Derendorf, ist sehr gut angebunden durch diverse Busse, Straßenbahnen und S-Bahnen (S1, S6, S11, 704, 706 etc.) Die Bus- und Tramhaltestellen sind in etwa 2 Minuten, der S-Bahnhof Derendorf in etwa 6 Minuten Fußweg zu erreichen. Bis zum Hauptbahnhof sind es nur 12 min mit der Tram und 6 min mit der S-Bahn, bis in die Altstadt sind es 20-25 min und bis zur HHU etwa 25-30 min (abhängig von der Verbindung).
Ansonsten finden sich hier fußläufig viele relevante Geschäfte: Rossmann, dm, diverse Apotheken, Supermärkte (Kaufland, Rewe, Netto, Aldi Süd, Lidl), Post, Hermes Paketshops, Bäcker, die Hochschule Düsseldorf (HSD), Fitnessstudio (FitX u.a.), Bars, Restaurants u.v.m.
It is a lovely neighbourhood on the border between Derendorf and Pempelfort. The flat is located between Derendorf S-Bahn station and Zoo station. Several tram and bus stops are in about 2 minutes walking distance (704, 701 etc.) available. The S-Bahn station (S1, S6, S11) is reachable in almost 6 minutes on foot.
There are plenty of nice bars and restaurants around, but the overall area is very nice and friendly. You can also find a lot of shops for your everyday things, like pharmacies, groceries (Netto, Kaufland, Lidl, Rewe, Aldi Süd), post office, Rossmann and dm (drug stores), bakeries, gyms (e.g. FitX)
Da es eine 2er WG ist, wird das WG-Leben mit jedem Wechsel neu definiert. Ich würde mich jedoch freuen, wenn es keine reine Zweck-WG werden würde, sondern man sich ab und zu auf einen Kaffee/ein Bier/ein Glas Wein o.ä. in der Küche oder auf dem Balkon zusammensetzt und sich dabei etwas zu erzählen weiß. Des Weiteren solltest du hygienisch, verlässlich, vertrauenswürdig sein sowie etwas WG-Erfahrung mitbringen und einen geregelten Tagesablauf haben.
In case you move into the room we can define our cohabitation together, but I prefer someone who is willing to sit occasionally together (with a drink, coffee, beer, wine, …) talking about the day, weekend plans, … .
Besides you ought to be hygienic, reliable, trustworthy and you should already have some experiences in a shared accommodation as well as an organised day.
Der offizielle Einzugstermin wäre der 1.11.19, unter Umständen und nach Absprache mit meiner Mitbewohnerin wäre ein Einzugstermin aber bereits 1-2 Wochen eher möglich.
Der Vermieter wünscht sich jemanden, der an einer Langzeitmietung interessiert ist sowie geregelteres Einkommen (Angestellte, Doktoranden, …) vorweisen kann.
Falls Interesse für eine Besichtigung bestehen sollte, oder weitere Fragen auftreten sollten, bitte ich direkt über wg-gesucht.de eine Nachricht zu schreiben, mit kurzer Beschreibung deiner Person, welcher Tätigkeit du nachgehst, etc…. Besichtigungen sind häufig leider nur abends und erst ab dem 16.9.2019 möglich.

The official moving-in date would be the 1.11.19. Perhaps and in agreement with my roommate a moving-in date would be possible already 1-2 weeks earlier.
The landlord prefers someone, who is generally interested in a long-term rent and who does have a regular income (employees, PhD students, …).
