12m² Zimmer in einer netten 4er WG in Bruck

Hallo ihr,
wir suchen für unsere tolle 4er WG in Erlangen Bruck ab Februar eine/n neue/n Mitbewohner/in :)
Das freiwerdende Zimmer ist 11,5m² groß und verfügt über einen Zugang zum großen Balkon, der in den grünen Innenhof zeigt.
In der WG bleiben Silvan (24, Physik), Samuel (25, Physik) und Bettina (20, Informatik). Wir kochen gerne mal gemeinsam, sitzen Abends bei einem Bier zusammen, quatschen, spielen, grillen im Innenhof und feiern WG-Parties.
Die Wohnung selber ist ca. 100m² groß und besteht aus den 4 Zimmern, einem großen Bad mit
Waschmaschine, einer kleinen, gut ausgestatteten Küche, einem separaten Gäste-WC, einem weiteren
Abstellraum, einem großen Flur mit offenem »Esszimmer« sowie einem Wintergarten. Außerdem
gehört ein Dachbodenabteil zur Wohnung. Im Keller befindet sich ein Fahrradkeller. Ein Tiefgaragenstellplatz
kann gemietet werden, vor dem Haus sind jedoch auch ausreichend Parkplätze vorhanden.
Beim Einzug fällt zusätzlich zur Kaution noch eine anteilige Ablösesumme für die angeschaffte
Wohnungsausstattung an.
Mit dem Fahrrad ist man in etwa 15 Minuten in der Innenstadt und in 10 Minuten an der TechFak. Eine
Bushaltestelle ist 300m von der Haustüre entfernt, zum Brucker Bahnhof kann man in 7 Minuten laufen.
Diverse Einkaufsmöglichkeiten sind mit dem Fahrrad in einer bis fünf Minuten erreichbar (Norma, Aldi, Rewe

We are looking for a new roommate for our great apartment in Erlangen-Bruck. The room will be free from 1st of february.
In the flat are currently living Silvan (24, physics), Samuel (25, physics) und Bettina (20, informatic)

We like to cook together, play games, drink some beer or organize some parties from time to time. So we are not really a so called "Zweck-WG" ;)
It is really great to live with these guys and I am really going to miss it.
The size of the apartment is 100 m² and consists of 4 rooms. The room that will be free has 11,5 m² and costs 300€ (everything included). The room has a direct connection to a balcony, which opens into a green backyard. There will also be a surety for the room and a small sum for the furniture in the apartment.
The apartment also has a bathroom including a washing mashine, an extra toilette, a small living room, an attic chamber, a fully equipped kitchen and a big winter garden.
The apartment is in Bruck, Goerdelerstraße. A underground parking space is available, but there usually is plenty of space infront of the building.
It takes just 15 min by bike to the City center and 10 min to the Techfak.
The bus stop to the city is in 4 min walking distance and runs every 15 min during the week and takes about 10 min. Also the station Bruck is really close (10 min walking distance).
The Shopping facilities are nearby. There is a Norma just 3 min and an Aldi, REWE, DM, Deichmann and Burger King in 5 min by bike. In walking distance you can also find a really good butcher and a bakery as well as a small stationery shop.
