ich bin auf der Suche nach einem Nachmieter / einer Nachmieterin für das Zimmer meines Mitbewohners. Er wird im Dezember ausziehen, das Zimmer ist entsprechend zum 01.01.2024 zu vermieten.
Hier ein paar wichtige Details zu Beginn:
-Unbefristeter Mietvertrag
-Voraussetzung ist eine Immatrikulation an einer Hochschule in Erlangen
-Das Zimmer ist unmöbliert
-In der Wohnung leben zwei Katzen
Zum Zimmer: es ist hell mit einer großen Fensterfront und ruhig gelegen (Gartenblick). Das Zimmer ist Teil einer kleinen aber gemütlichen 3-Zimmer Wohnung. Die Wohnung liegt im 2. OG eines Studentenwohnheims und verfügt über Flur, Küche, Bad, Ess- bzw. Wohnzimmer und einen kleinen Balkon.
Vor dem Haus gibt es außerdem noch einen Grillplatz und im Keller haben wir ein separates Abteil. Es gibt auch eine gemeinschaftliche Waschküche mit Waschmaschine/Trockner (im Keller) und einen Stellplatz für die Fahrräder.

I am looking for a new tenant for my flatmate's room. He will be moving out in December and the room is to be let on 01.01.2024.
Here are a few important details to start with:
-Unlimited tenancy agreement
-The prerequisite is enrolment at a university in Erlangen
-The room is unfurnished
-Two cats live in the flat
About the room: it is bright with a large window front and in a quiet location (garden view). The room is part of a small but cosy 3-room flat. The flat is on the 2nd floor of a student residence and has a hallway, kitchen, bathroom, dining/living room and a small balcony.
There is also a barbecue area in front of the house and we have a separate compartment in the basement. There is also a communal laundry room with washing machine/dryer (in the basement) and a parking space for bicycles.

Estoy buscando un nuevo inquilino para la habitación de mi compañero de piso. Se mudará en diciembre y la habitación se alquilará el 01.01.2024.
Aquí hay algunos detalles importantes para empezar:
-Contrato de arrendamiento ilimitado
-El requisito es estar matriculado en una universidad en Erlangen.
-La habitación no está amueblada
-Dos gatos viven en el piso
Sobre la habitación: es luminosa, con una gran ventana frontal y en una ubicación tranquila (vistas al jardín). La habitación forma parte de un pequeño pero acogedor piso de 3 habitaciones. El piso está en la 2 ª planta de una residencia de estudiantes y tiene un pasillo, cocina, baño, comedor / sala de estar y un pequeño balcón.
También hay una zona de barbacoa en frente de la casa y tenemos un compartimiento separado en el sótano. También hay una lavandería comunitaria con lavadora/secadora (en el sótano) y una plaza de aparcamiento para bicicletas.
Die Wohnung befindet sich in einer ruhigen Gegend (Burgberg), liegt aber dennoch zentral. Die Bushaltestelle (Waldkrankenhaus) ist gleich um die Ecke, das Zentrum (< 10min) bzw. die PhilFak (< 10min) und die TechFak (< 20min) sind ebenfalls schnell mit dem Fahrrad zu erreichen. Parkplätze gibt es vor dem Haus oder es kann einer dazu gemietet werden.
Das Haus selbst liegt direkt am Wald, wer sich also gerne sportlich betätigt oder einfach gerne in die Natur geht, ist hier genau richtig.
The flat is located in a quiet neighbourhood (Burgberg), but is still centrally located. The bus stop (Waldkrankenhaus) is just around the corner, the centre (< 10min) or the PhilFak (< 10min) and the TechFak (< 20min) can also be reached quickly by bike. There are parking spaces in front of the house or one can be rented.
The house itself is located directly next to the forest, so if you like to do sports or simply enjoy nature, this is the right place for you.
El piso está situado en un barrio tranquilo (Burgberg), pero sigue siendo céntrico. La parada de autobús (Waldkrankenhaus) está a la vuelta de la esquina, el centro (< 10min) o el PhilFak (< 10min) y el TechFak (< 20min) también se puede llegar rápidamente en bicicleta. Hay plazas de aparcamiento delante de la casa o se puede alquilar una.
La casa en sí está situada directamente al lado del bosque, así que si le gusta hacer deporte o simplemente disfrutar de la naturaleza, este es el lugar adecuado para usted.
Ich bin 21 Jahre alt und studiere an der FAU im 5. Semester Gymnasiallehramt Englisch, Spanisch und Ethik. Ich schwimme, tanze viel und gehe bei schönem Wetter sehr gerne in der Natur wandern. Ich liebe Tiere - insbesondere Katzen -, probiere gerne oft neue Rezepte aus, schaue viele Serien und Filme und lese gerne schwedische Krimis.
Für das Zusammenleben wünsche ich mir einen freundschaftlichen und respektvollen Umgang sowie gerechte Aufgabenverteilung im Haushalt. Während des Semesters bin ich oft sehr eingespannt und brauche daher Ruhe zum Arbeiten, ich würde mich dennoch über gemeinsame Aktivitäten freuen.
Ich habe zwei Katzen, die sehr menschenbezogen sind. Es wäre daher wichtig, dass mein zukünftiger Mitbewohner / meine zukünftige Mitbewohnerin auch tierlieb ist.
I am 21 years old and am studying English, Spanish and Ethics at FAU in the 5th semester. I swim, dance a lot and enjoy hiking in the countryside when the weather is nice. I love animals - especially cats -, often try out new recipes, watch lots of series and films and enjoy reading Swedish crime novels.
I would like to live together in a friendly and respectful way and share household chores fairly. During the semester I am often very busy and therefore need peace and quiet to work, but I would still be happy to do activities together.
I have two cats who are very people orientated. It would therefore be important that my future flatmate is also fond of animals.
Tengo 21 años y estoy estudiando inglés, español y ética en la FAU en el 5º semestre. Nado, bailo mucho y disfruto haciendo senderismo por el campo cuando hace buen tiempo. Me encantan los animales -especialmente los gatos-, pruebo a menudo nuevas recetas, veo muchas series y películas y disfruto leyendo novelas policíacas suecas.
Me gustaría convivir de forma amistosa y respetuosa y compartir las tareas domésticas de forma justa. Durante el semestre suelo estar muy ocupada y por eso necesito tranquilidad para trabajar, pero aun así estaría encantada de hacer actividades juntos.
Tengo dos gatos a los que les gusta mucho la gente. Por lo tanto, sería importante que a mi futuro compañero de piso también le gustaran los animales.
Gut zu wissen: Außer den Rundfunkgebühren ist im Mietpreis und den Nebenkosten alles enthalten, d.h. Strom, Wasser, Internet, etc.
