Die Wohnung befindet sich im 1. OG einer herrschaftlichen ehemaligen Professorenvilla in unmittelbarer Nähe zum Audimax. Durch eine Höhe von 3,40m und große Fenster sind die Räume sehr hell. Das zu vermietende Zimmer ist 23qm und wird zum 01. Juli frei. Im Grundriss handelt es sich um Zimmer 4. Es ist nach Süden ausgerichtet und verfügt über zwei sehr große Fenster, auf dem Boden ist Fischgrätparkett verlegt.
Alle Zimmer sind mit Parkett ausgestattet. Es gibt eine 26qm große Gemeinschaftsküche (Einbauküche, neuer Kühlschrank, Herd, Spülmaschine, Ofen). Die Küche hat einen direkten Zugang zum Balkon (18qm) mit Ausblick ins Grüne (Richtung Schwabach). Das Bad ist mit einer Dusche, Badewanne, Toilette und einem Waschbecken ausgestattet. Des Weiteren gibt es eine Gästetoilette mit kleinem Waschbecken.
Es handelt sich um eine wunderschöne Altbauwohnung. Ein Kellerraum ist vorhanden. Im Gemeinschaftskeller gibt es derzeit die Möglichkeit eine WG-Waschmaschine zu nutzen.

This lovely WG is located in the 1. Floor of a lovely old villa, directly opposite of the Audimax. The room is very light, 23 sqm, has 2 large windows facing south.
In the floor plan (see picture) it is number 4. It will be rented out unfurnished and is available from the 1. of July.
Our kitchen is 26 sqm large and also has direct access to the balcony. The bathroom has a shower and a bathtub, toilette and washing basin. There is an extra guest toilette as well. We have a cellar that can be used as well as a washing machine.
Die Wohnung liegt in unmittelbarer Nähe zum Audimax, ca. 5 min vom NOZ, der Chirurgie, dem Juridikum und dem Schlossgarten entfernt. Eine Bushaltestelle (Linien 288, 252, N28) ist direkt vor dem Audimax. In der Nähe (am Lorlebergplatz) gibt es Waschcenter, Bäcker, Friseur, Apotheke, Kneipen und Restaurants, eine Straße weiter einen Bioladen, Netto, Schnell-Asiaten und das Eishaus.

The flat is located opposite of the Audimax, 5 minutes away from the NOZ, Juridikum, surgery clinic, and the palace garden. The busstop is very close (line 288,252,N28). Close by you can find bakeries, pharmacies, restaurants as well as supermarkets.
Ich wechsle in eine andere Stadt und suche deswegen einen Nachmieter für mein schönes Zimmer. Im Moment wohnen hier 2 Frauen und 2 Männer zwischen 26 und 33 Jahren (eine Doktorandin, zwei Medizinstudenten und ein Software-Entwickler). Wir unternehmen ab und zu was zusammen und essen öfters gemeinsam, oder treffen uns einfach zum quatschen in der Küche. Natürlich gibt es aber keine Zwangsveranstaltungen. Trotzdem ist es uns sehr wichtig, dass wir alle gut gemeinsam auskommen und uns auch gegenseitig unterstützen. Wir freuen uns über jede Bewerbung, egal welches Alter und freuen uns auf ein Gespräch mit dir! Im 2. Stock des Hauses befindet sich eine weitere WG, im Erdgeschoß lebt eine Familie.
