Für mein großes und modernes WG-Zimmer mit 31qm und großes Fensterfront mit Domblick suche ich im Frühjahr eine Nachmieterin/einen Nachmieter. Aktuell plane ich mit April, es besteht jedoch die Möglichkeit ggf. früher einzuziehen.
Unsere frisch renovierte Wohnung verteilt sich auf das 3. und 4. OG eines postmodernen Architektenhauses unmittelbar am Domplatz und verfügt über insgesamt 270qm mit 2 Bädern, 2 weiteren Toiletten und einem ca. 80qm Wohnzimmer. Die geräumige Küche hat eine Induktionskochinsel sowie eine Spülmaschine. Außerdem existiert eine separate Waschküche mit Waschmaschine und ausreichend Platz um nasse Wäsche aufzuhängen. Eine Putzfrau kümmert sich wöchentlich um die Reinigung der Gemeinschaftsflächen.
Im Keller haben wir einen großen und trockenen Abstellraum, in dem auch Fahrräder problemlos Platz haben.
Teile der Zimmer-Möbel können abgekauft werden.

As I am planning to move out this spring, I am looking for a new flatmate for my 31 sqm room with a large window front facing Frankfurt cathedral. I am currently planning for planning for April but I am also flexible to move out earlier.
Our freshly renovated flat with apprx. 270 sqm is situated on the 3rd and 4th floor of a postmodern house right next to cathedral square. It features 2 bathrooms, 2 additional toilets and a 80 sqm living room. The large kitchen has a induction cooking island as well as a dishwasher and everything else you can wish for. On top, there is a spacious laundry room with facilities to dry wet clothes. A cleaner takes care of cleaning the common area.
A dry storage room in the basement provides additional storage space.
In der Altstadt, direkt am Domplatz, 100m vom Main, 5 Minuten zu Konstablerwache und Hauptwache/Zeil,
die U-Bahn (4 min zum Hauptbahnhof) direkt nebenan. Das Bankenviertel ist fußläufig zu erreichen.
Trotz der zentralen Lage herrscht kaum Autoverkehr. Kneipen und Restaurants finden sich in der Nähe zur Genüge.

In the "Altstadt"-district (old town), facing the cathedral square. 100m to the main river, 5 mins walking to Konstablerwache/Hauptwache/Zeil. The U-Bahn (Metro/Subway/Tube) station is next door (2 stops to Frankfurt Central station). There is little traffic. Many pubs, restaurants and shops are close by.
Es handelt sich nicht um keine Zweck-WG. Deine zukünftigen Mitbewohner sind sehr umgänglich und legen Wert auf ein gutes, gemeinsames WG-Leben. Wir kochen und unternehmen gerne Dinge gemeinsam.
Sie besteht aus einer 31-jährigen IT-Beraterin mit brasilianischen Wurzeln, einem 28 jährigen Italiener der in der Produktentwicklung für Kosmetik arbeitet, sowie einem 30-jährigen, bayrischen Marketeer und einem 28 -jährigen norddeutschen Unternehmensberater.

Your future flat mates are interested to spend time together, e.g. by cooking or going out together; they consist of a 31 year old IT consultant with Brazilian roots, a 28 year old Italian product designer working in cosmetics, a 30 year Bavarian marketeer and a 29 year old consultant from northern Germany.
Die Miete besteht aus 3 Teilen:
- Kaltmiete i.H.v 706 EUR
- Warmmiete i.H.v. 186 EUR
- sonstige Nebenkosten (Internet, GEZ, Reinigung der Gemeinschaftsflächen etc.) i.H.v. 105 EUR
Für die Gemeinschaftseinrichtung der WG (Küchenausstattung, Wohnzimmereinrichtung, Kühlschrank etc.) ist ein Abschlag von ca. 1000 EUR zu zahlen (Buchwert der Möbel) der bei Auszug weiterverkauft wird.
Darüberhinaus wird eine Kaution i.H.v. 1770 EUR fällig.
Die Möglichkeit weitere Möbel abzukaufen besteht.

The rent is split into three parts
- the flat itself costs EUR 706
- utilities to the landlord EUR 186
- additional utilities 105 EUR (Internet, GEZ, cleaning of the common areas, beer etc.)
For the furniture of the common area (kitchen utensils, furniture in the living room, fridge etc) a one off payment of approx. 1000 EUR is to be paid (based on the book value of the furniture) which can be sold once moving out again.
A deposit to the landlord of 1770 EUR is to be paid.
It is possible to purchase some of the rooms furniture if interested.
