Niederursel is an idyllic district in the northwest of Frankfurt
with historical center and underground connection.

All things of daily need are in a few minutes
on foot, also all relevant discounters.
To the NordWestZentrum, Germany's oldest and largest shopping centre
it's just 10 minutes walk.

Quiet neighborhood. No direct street noise.

Transport:
A few minutes drive to A661, A66, A5
For a parking lot I need a maximum of 2 rounds, usually it works after one.
The parking is then 2 to 6 minutes walk from the house.
There are several underground garages around 200-400 meters
where parking spaces can be rented.

ÖPNV connection:
Next underground station (5 min walk) is Wiesenau (U3, U8, U9).
Attention!!!! “Wiesenau, Frankfurt a.M.” enter and not “Wiesenau” alone.
At Bahn.de you only enter “Wiesenau” alone the wrong starting point is defined.
In the top hour every 8 minutes in 17 min to the main station or with change 24 min to the main station
and about 40-50 min to the airport, depending on the connection.
10 minutes walk to the underground station "Heddernheimer Landstraße" (U1, U9)
Bus stop "Heinrich-Kromer-Schule" is not 100 meters from the front door (71,72,73)
These bus lines connect Niederursel to Rödelheim (72), and the Westbahnhof (73).

It is professionally very much on the way and is open to the world.

My first flatmate 38, non smoker, is from Japan, she moves to another town for a new job,
so this advert is about her room.
My second flatmate 29, non-smoker is a flight attendant.
Normally we are a 3er WG (shared flat for 3) sometimes we rent our guest bed out, this reduces our

Wir sind normalerweise eine 3er WG manchmal vermieten wir aber unser Gästebett,
dies senkt unsere Nebenkosten im Jahresdurchschnitt, meist vermieten wir an eine weitere Flugbegleiterin.
Dann sind wir befristet für 3-4 Monate pro Jahr eine 4er WG.

Absolute Nichtraucher-WG.
Wir suchen ausschließlich ebenfalls absolute Nichtraucher.

Nette, gesellige und entspannte Atmosphäre in der man Abends gerne mal
gemeinsam bei einem Bier/Wein/Tee auf der Terrasse, im gemeinsamen Wohnzimmer
oder in der Küche zusammensitzt.
Natürlich haben wir einen Grill auf der Terrasse der gerne genutzt wird.
Soll aber nicht heißen, dass wir eine Party-WG sind.

Auch spontane gemeinsame Kochaktionen (machen wir sehr oft).

Ansonsten gilt das WG-typische "Tür-zu-Prinzip", so dass sich jeder zurückziehen kann wenn er will.

Damit das Putzen nicht in Arbeit ausartet, vermeiden wir einfach trickreich dass es schmutzig wird.
Wir putzen meist 1x pro Woche Sonntags gemeinsam, das mündet dann sehr oft, je nach Tageszeit in einem gemeinsamen Frühstück, Brunch, Mittagessen oder bei schönem Wetter Grillen.
Das ist aber nicht in Stein gemeißelt, hat ja nicht jeder immer Sonntags Zeit.
Bisher haben sich in so einem Fall immer Lösungen mit denen alle Zufrieden waren gefunden.

Wir haben ein über Jahre gewachsenes, hervorragendes Verhältnis zur Nachbarschaft
- und das soll auch so bleiben.
Daher suchen wir eher ruhige Mitbewohner, also keine Partymäuse die nachts so laut Musik hören, dass gleich die ganze Nachbarschaft mit beschallt wird.
Oder jemanden der uns hier haufenweise Partypeople anschleppt und
unsere Küche in einen 24h Gastronomiebetrieb verwandelt etc.
Das bedeutet aber auf keinen Fall, dass es sich bei der WG um eine absolut Party-Freie-Zone handelt.
Partys lassen sich auch gegenüber Nachbarn rücksichtsvoll feiern.

Please note:
The specified rent of 350 EUR + approx. 125 EUR NK, with regular assistance in home and garden care. No fear, as can be seen in the photos, the garden is rather small, of which are 20 sqm terrace, and it's just about "help" and not "make all".
If one divided the total rental of the whole house (1.500,00) in proportion to the inhabited qm, the following rental KM 475,00 EUR + approx. EUR 125
Because of the help you pay only 350,00EUR instead. 475,00 EUR + approx. 125 NK, there are 125,00 EUR discount for assistance.
A reference to the additional costs:
The additional costs are somehow different in each WG display. In some, electricity, internet
and GEZ even up.
In our case, in addition to the usual according to the operating cost regulation, everything is really included also GEZ, Internet, fixed netflat and in addition even all the consumables used together (in total over 70 positions) such as kitchen paper, toilet paper, garbage bag, dishwasher, hand soap, washing powder, softener, even sprout, noodles, rice etc...etc...
These consumables are between EUR 15-20 per month that are included in the NK and you have to spend extra with other WGs, please consider this in your budget planning.

Of course, there is a final bill for electricity, water, district heating every year, but as long as you deal sparingly with the energy, so don't leave the refrigerator door open during the day and at the same time turn the heating up and/or daily. there is no Siberian winter or an ice age in Frankfurt, the advance payments would have to fit.
Up to now, there has always been a repayment between EUR 120.00 and EUR 240.00 per year.
However, this depends on our handling of energy, water and the underground occupancy of the WG.
We cannot yet say how this is with the higher energy costs caused by war.

One more note:
In the meantime, we have become really good in saving energy - without having to give up comfort.
We are constantly reducing the additional costs, so we recently formed a disposal community with our neighbour, saving 40% waste fees. The heating system is rebuilt, it can be set by every roommate on leaving the house by smartphone at night and can be switched on by way again so that it is warm when you come home. Or the heating pump exchanged for an efficiency pump, saves 80% electricity if you like to build on such optimizations with you are welcome.
The next project will be a so-called “Guerilla-Balkonkraftwerk” (Just 2018 legalized)
then they can all of us with their expensive electricity prices.

The kitchen and everything else are top equipped. Actually, you don't need to bring anything, neither towels nor bedding, it's abundant in everything. The use of all household items other than personal items is included in the rent.

Please note:
The renting fee 350 EUR + ca. 125 EUR NK, considers your helping us regularly with the house- and gardenwork. No worries, as you see on the photo our garden is quite small, and 20sqm of it is just terrace and it is about helping us and not about doing it alone.
If we would split the overall rent for the house according to the sqm which is used, your rent would be 475,00 EUR + ca. 125 EUR NK, so for help in house- and gardenwork you get 125,00 EUR discount.

Here the hardfacts: The property is not a shared flat it is a complete house with little garden and the rent for the entire house is 1.450,-- + NK per month.
Out of the 85 sqm 52 sqm are shared.

A remark to the auxiliary renting costs (NK):
They seem to be defined little different here on each advert.
In our case besides the regular costs like heating, water electricity etc., really erverything is included, like GEZ, Internet, calls to German landline, and all shared consumables (toilet paper, kitchen towel, dishwasher powder, sparkling water etc.... more than 50 different shared consumables).
Of course there will be a final bill for heating, water, electricity once a year, but if you are not wasting energy, like having a shower for 30 min, or keep the fridge door open and set the heating to maximum temperature at the same time, or there will be no ice age in Frankfurt, the monthly NK advance of 125,-- will be enough.
We cannot specify the effect of the auxiliary renting costs yet, but there will be a rise.

I modified our heating system, that is can be controlled via smartphone. Last one leaves the house and switches the heating to night mode, before the first one comes back home he can switch the heating to day mode, via his phone, so it will be warm again until he reaches home. Or I changed the heating circulation pump with a very modern one - saves 80% electricity for the heating circulation.

Bitte beachten:
Die angegebene Miete von 350 EUR + ca. 125 EUR NK, versteht sich bei regelmäßiger Mithilfe in der Haus- und Gartenpflege. Keine Angst, wie auf den Fotos erkennbar ist der Garten eher klein, davon sind 20 qm Terrasse, und es geht nur um "Mithilfe" und nicht um "alleine machen".
Würde man die Gesamtmiete des ganzen Hauses (1.500,00) nach den bewohnten qm proportional aufteilen würde sich rechnerisch folgende Miete KM 475,00 EUR + ca. 125 EUR NK ergeben.
Wegen der Mithilfe bezahlt ihr aber nur 350,00EUR anstatt. 475,00 EUR + ca. 125 NK, für die Mithilfe gibt's also 125,00 EUR Nachlass.
Ein Hinweis zu den Nebenkosten:
Die Nebenkosten sind ja in jeder WG Anzeige irgendwie anders definiert. Bei manchen kommt Strom, Internet
und GEZ noch obendrauf.
In unserem Falle ist neben dem Üblichen gemäß Betriebskostenverordnung wirklich alles enthalten auch GEZ, Internet, Festnetzflat und zusätzlich sogar alle gemeinsam genutzten Verbrauchsmittel (insgesamt über 70 Positionen) wie z.B. Küchenpapier, WC-Papier, Müllbeutel, Geschirrspülmittel, Handseife, Waschpulver, Weichspüler, sogar Sprudel,, Nudeln, Reis etc...etc...
Diese Verbrauchsmittel sind so zwischen 15-20 EUR pro Monat die bei uns in den NK enthalten sind und die ihr bei anderen WG‘s extra ausgeben müsst, bitte bedenkt das bei eurer Budgetplanung.

Natürlich gibt es jährlich eine Schlußrechnung für Strom, Wasser, Fernwärme, aber solange Ihr mit der Energie sparsam umgeht, also nicht die Kühlschranktüre tagsüber offen lässt und gleichzeitig die Heizung aufdreht und/oder tägl. früh ewig unter der Dusche steht, und es keinen sibirischen Winter oder eine Eiszeit in Frankfurt gibt, müssten die Vorauszahlungen passen.
Bisher gab es pro Nase und Jahr immer eine Rückzahlung zwischen 120,00 und 240,00 EUR.
Dies hängt jedoch von unserem Umgang mit Energie, Wasser und der unterjährigen Belegung der WG ab.
Wie sich das mit den höheren Energiekosten durch den Krieg verhält können wir noch nicht sagen.

Noch ein Hinweis:
Inzwischen sind wir im Energiesparen richtig gut geworden - und zwar ohne auf Komfort verzichten zu müssen.
Wir sind ständig dabei die Nebenkosten zu senken, so habe wir neulich mit dem Nachbarn eine Entsorgungsgemeinschaft gebildet, spart 40% Müllgebühren. Die Heizungsanlage umgebaut, sie kann von jedem Mitbewohner bei Verlassen des Hauses per Smartphone auf Nachtabsenkung gestellt werden und von Unterwegs wieder eingeschaltet werden, damit es dann warm ist, wenn man nachhause kommt. Oder die Heizungspumpe gegen eine Effizienzpumpe getauscht, spart 80% Strom, wenn Ihr gerne an solchen Optimierungen mit bastelt seid Ihr natürlich herzlich willkommen.
Das nächste Projekt wird ein sogenanntes „Guerilla-Balkonkraftwerk“ (Wurde 2018 legalisiert)
dann können die uns alle mal mit ihren teuren Strompreisen.

Die Küche und auch sonst alles sind Top ausgestattet. Eigentlich braucht Ihr garnichts mitbringen, weder Handtücher noch Bettzeugs, es ist von allem reichlich vorhanden. Die Benutzung sämtlichen Hausrats ausser persönlichen Gegenständen ist in der Miete inbegriffen.

The renting fee 350 EUR + ca. 125 EUR NK, considers your helping us regularly with the house- and gardenwork. No worries, as you see on the photo our garden is quite small, and 20sqm of it is just terrace and it is about helping us and not about doing it alone.
If we would split the overall rent for the house according to the sqm which is used, your rent would be 475,00 EUR + ca. 125 EUR NK, so for help in house- and gardenwork you get 125,00 EUR discount.

Here the hardfacts: The property is not a shared flat it is a complete shared house with little garden and the rent for the entire house is 1.450,-- + NK per month.

A remark to the auxiliary renting costs (NK):
They seem to be defined little different here on each advert.
In our case besides the regular costs like heating, water electricity etc., really erverything is included, like GEZ, Internet, calls to German landline, and all shared consumables (toilet paper, kitchen towel, dishwasher powder, sparkling water etc..etc... more than 50 different shared consumables).
Of course there will be a final bill for heating, water, electricity once a year, but if you are not wasting energy, like having a shower for 30 min, or keep the fridge door open and set the heating to maximum temperature at the same time, or there will be no ice age in Frankfurt, the monthly NK advance of 125,-- will be enough.
We cannot specify the effect of the auxiliary renting costs yet, but there will be a rise.
