Wir haben ein wunderschönes Zimmer in einer 3er WG in zentraler Lage in Friedrichshafen. Die 3-Zimmer-Wohnung ist ca. 81 m² groß und liegt im 2.Obergeschoss eines 4-Fam.Hauses.
Zur Wohnung gehört auch ein großer Balkon mit Bergsicht und ein schöner Garten kann mitbenutzt werden.
Im Zimmer stehen ein Bett (140 x200) inkl Lattenrost und Matratze und falls gewünscht Bettzeug, ein geräumiger Schrank und ein Schreibtisch + Schreibtischstuhl.
Im schönen Bad gibt es eine Dusche. Eine Waschmaschine zur kostenfreien Nutzung ist vorhanden. Eine Einbauküche inkl Herd, Backofen, Spülmaschine und Kühlschrank mit Gefrierfach ist vorhanden.
Direkt vor dem Haus gibt es am Straßenrand Anwohnerparkplätze (zuvor Antrag beim Rathaus stellen - ist aber problemlos)
Im Haus gibt es auch einen Fahrradabstellraum.
Das Haus wird von einem Hausmeisterservice betreut, ihr müsst also weder das Treppenhaus reinigen noch im Winter Schnee schippen.
Rauchen ist nur auf dem Balkon oder im Garten erlaubt. Ansonsten ist das Rauchen in der Wohnung nicht gestattet.

We have a beautiful room in a 3 person flat share in a central location in Friedrichshafen. The 3-room apartment is approx. 81 m² and is located on the 2nd floor of a 4-fam. house.
To the apartment belongs also a large balcony with mountain view and a beautiful garden can be shared.
In the room there is a bed (140 x200) incl. slatted frame and mattress and if desired bedding, a spacious wardrobe and a desk + desk chair.
In the beautiful bathroom there is a shower. A washing machine is available for free use. A fitted kitchen including stove, oven, dishwasher and refrigerator with freezer compartment is available.
Directly in front of the house are parking places at the roadside. Residents' parking (apply to the city hall beforehand - but it's no problem).
In the house there is also a bicycle storage room.
The house is looked after by a caretaker service, so you don't have to clean the staircase or shovel snow in winter.
Smoking is only allowed on the balcony or in the garden. Otherwise smoking is not allowed in the apartment.
Super zentrale und ruhige Lage!
Zum Campus der Dualen Hochschule und der Zeppelin Universität im Fallenbrunnen sowie in Seemoos sind es mit dem Fahrrad gut 10 min.
Zum ZF Forum geht man zu Fuß 3 min, ins Werk 2 gut 10 min.
Zum Bodensee und zur Innenstadt, wie auch zum Stadtbahnhof sind es zu Fuß nur 5 Minuten, ebenso zu Bäckerei, Supermarkt, Bank und Tankstelle.

To the campus of the Duale Hochschule and the Zeppelin University in Fallenbrunnen as well as in Seemoos it is about 10 minutes by bike.
The ZF Forum can be reached on foot within 3 minutes, Werk 2 within 10 minutes.
Lake Constance and the city centre, as well as the city railway station, are only a 5-minute walk away, as are the bakery, supermarket, bank and gas station.
Ob Student, Praktikant oder Berufstätiger - ihr seid herzlich willkommen, denn jede WG lebt von der Vielfalt und Toleranz der Bewohner.
Die WG ist super für Alle, die neu in der Stadt sind und gleich einen guten Anschluss finden wollen. So kannst du dir von deinen Mitbewohnern wichtige und interessante Tipps geben lassen. Außerdem macht es viel mehr Spaß, gemeinsam Stadt und Umgebung zu erkunden oder gemeinsam zu kochen und nette Abende zu verbringen.

The WG is great for everyone who is new to the city and wants to find a good connection. So you can get important and interesting tips from your flatmates. In addition, it is much more fun to explore the city and its surroundings together or to cook together and spend nice evenings.
Mit der Warmmiete sind fast alle Nebenkosten anteilig abgedeckt. Dazu gehören u.a. die Heizkosten, Warm- und Kaltwasser, Abfallgebühren der Gemeinschaft, Hausmeister, Strom und Internet/WLAN-Flatrate, sowie Grundsteuer und Versicherungen.
Individuelle Kosten wie der Rundfunkbeitrag (früher GEZ) und individuelle Abfallgebühren vom Landratsamt Bodenseekreis sind in den Nebenkosten nicht enthalten.
Wir legen viel Wert auf Ordnung und Sauberkeit in der WG. Es gibt einen Putzplan, der von allen Bewohnern eingehalten werden muss.
Bitte erzählt ein paar Worte über euch, damit wir grob abschätzen können, welche anderen Bewohner zu Euch passen könnten.

BIG ADVANTAGE:
Almost all ancillary costs are covered proportionately by the warm rent. These include heating costs, hot and cold water, community waste fees, caretaker, electricity and Internet/WLAN flat rate, as well as property tax and insurance.
Individual costs such as the radio contribution (formerly GEZ) and individual waste fees from the district office Bodenseekreis are not included in the ancillary costs.
We attach great importance to order and cleanliness in the WG. There is a cleaning plan, which must be kept by all inhabitants.
