ich vermiete aufgrund meines Auslandssemester ein 20 qm großes Zimmer in einer WGer WG in der schönen Südstadt. Das Zimmer ist von Ende Januar bis Oktober frei, aber zeitlich wird man sich bestimmt gut einig.
Das Zimmer ist möbiliert und wird auch so vermietet, du hättest also ein Schlafsofa, kleinen Tisch, TV, 2 Regale und einen Schreibtisch + Schreibtischstuhl. Das Schlafsofa wird hier nur von Gästen benutzt und ist einigermaßen gemütlich, gerne kannst du dir aber auch noch Möbel ins Zimmer stellen. Platz ist auf jeden Fall genug. Die Fenster sind alle neu, also gut verdichtet. Von den Autos hörst du also nichts.
Die WG besteht aus 4 Zimmern mit jeweils 20 qm, einem Flur, einem kleinen WC, einem großen Bad und einer Küche. Insgesamt hat die WG ca. 110 qm.

I am renting out a 20 sqm room in a shared apartment in the beautiful Südstadt due to my semester abroad. The room will be available from the end of January until October, but we can certainly agree on flexible timelines.
The room comes fully furnished, including a sofa bed, small table, TV, two shelves, and a desk with a chair. The sofa bed is primarily used by guests and is reasonably comfortable. However, you are welcome to bring additional furniture into the room as there is ample space. All windows are new and well-sealed, ensuring a quiet environment with minimal noise from the street.
The apartment consists of four 20 sqm rooms, a hallway, a small toilet, a spacious bathroom, and a kitchen. The total area of the apartment is approximately 110 sqm.

Das Zimmer ist in der Reinhäuser Landstraße in der Südstadt. Innerhalb von 10 Minuten bist du zu Fuß in der Innenstadt, mit den Fahrrad deutlich schneller. Zur Uni kannst du entweder 10 Minuten Fahrradfahren oder in den Bus steigen, der fast vor der Haustür hält und in die Innenstadt fährt. Zum Kiessee benötigt du 10 Minuten zu Fuß, was sich für Spaziergänge, joggen oder sowas gut anbietet.
In 2 Minuten Entfernung ist die Markthalle, ein kleiner Edeka, der auch am Sonntag aufhat. Wenn du Geld sparen willst, bist du innerhalb von 5 Minuten bei Penny oder in knapp 10 Minuten bei Kaufland.
The room is located on Reinhäuser Landstraße in Südstadt. Within a 10-minute walk, you can reach the city center, and it's even faster by bike. For university, it's a short 10-minute bike ride, or you can hop on the bus, which stops almost right outside the door and takes you to the city center. Kiessee is a 10-minute walk away, perfect for leisurely walks, jogging, or similar activities.
Just 2 minutes away, you'll find the Markthalle, a small Edeka that is open even on Sundays. If you're looking to save money, Penny is within a 5-minute walk, and Kaufland is reachable in just under 10 minutes.

Du wirst mit Merle, Cornelia und Gabriele zusammenwohnen. Gabi macht eine Ausbildung, Merle ein duales Studium und Cornelia studiert an der HAWK. Merle zieht zum März aus, sodass wir einen neuen Mitbewohner suchen würden. Alle 3 sind super nett und extrem unkompliziert. Durch die 2 Bäder hat man auch keine Probleme, dass man morgens warten muss. Grundsätzlich führen wir ein angenehmes Zusammenleben, also alles kann aber nichts muss.
You will be living with Merle, Cornelia, and Gabriele. Gabi is in vocational training, Merle is pursuing a dual degree program, and Cornelia is a student at HAWK. Merle will be moving out in March, so we are looking for a new roommate. All three are very friendly and extremely easy-going. With the two bathrooms, there are no issues with having to wait in the morning. In general, we maintain a pleasant living environment, where everything is optional and nothing is mandatory.

Die Miete liegt warm bei ca 375 Euro, eventuell verändert sie sich noch um einige wenige Euros. Da ist dann aber auch alles drin (Nebenkosten, WLAN etc.).
Zur Kaution würde ich gerne 200€ von dir nehmen, in der Hoffnung, dass du sie am Ende wiederbekommst. Gerne können wir ein Online Meeting machen, aber auch gerne in Präsenz.
The rent is approximately 375 euros, including utilities and Wi-Fi. There might be a slight adjustment, but it covers all additional costs.
I would like to request a 200€ security deposit from you, with the hope that you will receive it back at the end of the rental period. We can arrange either an online meeting or, if you prefer, an in-person meeting to discuss further details.
