Ich biete mein wunderschönes möbliertes Zimmer in einer frisch sanierten Altbau-WG für ca. 1 Jahr zur Untermiete an, da ich länger verreisen werde. Das Zimmer ist 27,46m² groß und mit allem ausgestattet: Großes Boxspring-Bett (180x200), höhenverstellbarer Schreibtisch inkl. Monitor für angenehmes Homeoffice oder Lernen, sehr großer Einbauschrank mit viel Platz, Kommode und Regal mit Stereo-Anlage. Außerdem hat das Zimmer zwei große Fenster, Parkettboden und ein paar Pflanzen zum Wohlfühlen :)
Zur WG
Die WG ist mit 195m² und ca. 100m² geteilter Wohnfläche riesengroß - du teilst dir mit deinen 2 Mitbewohnern ein 31m² großes Wohnzimmer mit Tisch, Fernsehen und (Schlaf)couch, Küche mit Kühlschrank, Gefrierfach, Spülmaschine, Herd, Ofen und sehr viel Zubehör, Bad mit Waschmaschine, 2 getrennte WCs, Vorzimmer, Kammer zum Verstauen von Lebensmitteln und einen gemütlichen Balkon in Südlage mit Aussicht auf das Margaretenbad. Die Wohnung wurde vor 3 Jahren komplett renoviert und ist sehr gepflegt.
Das WG-Leben
In der WG leben außer dir noch Daniel, Gabriel und Daniels sehr süßer Hund Sadie. Wir sind sehr ruhig im Umgang (auch der Hund ;)) und haben einen gemeinsamen Putzplan, damit alles sauber bleibt. In der WG kann jeder sein Ding machen, aber auch gemeinsamen Aktivitäten wie Bouldern, Wandern, Film- oder Spieleabend in unserem Wohnzimmer, einem Bier nach Feierabend auf dem Balkon usw. steht nichts im Weg :)
In den Kosten sind Miete und alle Betriebskosten enthalten, hinzu kommen Internet (7,61€/Monat) , ORF-Beitrag (6,67€/Monat) und bei Bedarf auch Teilhabe an unserem Spotify Family-Account. Da wir seit Kurzem ein Balkonkraftwerk besitzen gehen wir nicht davon aus, dass die Stromkosten steigen werden.
Der Mietzeitraum ist vom 1.6.24 bis 31.5.25 angedacht, gerne können wir individuell schauen ob der Zeitraum angepasst werden soll. Evtl. steht das Zimmer schon eine Woche früher zur Verfügung.
Das Zimmer und WG-Leben eignet sich perfekt für Berufstätige oder Studenten, die in Graz schnell Fuß fassen möchten - die WG bietet alles was das Herz begehrt, ich fühle mich super wohl hier und habe noch nie in einer so schönen Wohnung gelebt. Gerne können wir besprechen, ob du bestimmte Gegenstände während der Untermiete leihen möchtest. Wenn du Lust auf ein unkompliziertes Leben in einer wunderschönen Altbau-WG hast, bist du hier genau richtig! :)

I am offering my beautifully furnished room in a newly renovated building for subletting for about 1 year, as I will be traveling for a longer period of time. The room is 27,46m² and equipped with everything: large box spring bed (180x200), height-adjustable desk incl. monitor for comfortable home office or studying, very large built-in wardrobe with lots of space, chest of drawers and shelf with stereo system. The room also has two large windows, parquet flooring and a few plants to make you feel at home :)
About the shared flat
The flat share is huge with 195m² and approx. 100m² of shared living space - you share a 31m² living room with table, TV and sofa bed, kitchen with fridge, freezer, dishwasher, stove, oven and lots of accessories, bathroom with washing machine, 2 separate toilets, anteroom, storage room for groceries and a cozy south-facing balcony with a view of the Margaretenbad. The apartment was completely renovated 3 years ago and is very well maintained.
Life in the shared flat
In addition to you, Daniel, Gabriel and Daniel's very sweet dog Sady live in the shared flat. We are very calm (including the dog ;)) and have a joint cleaning plan to keep everything in order. Everyone can do their own thing, but there's also room for shared activities such as bouldering, hiking, movie or game nights in our living room, a beer on the balcony after work, etc. :)
The rent includes all operating costs, plus internet (€7.61/month), ORF contribution (€6.67/month) and, if you like, access to our Spotify Family account. The rental period is planned from 1.6.24 to 31.5.25, we are happy to look individually at whether the period should be adjusted. The room may be available a week earlier.
The room and shared flat are perfect for working people or students who want to quickly gain a foothold in Graz - the shared flat offers everything your heart desires, I feel super comfortable here and have never lived in such a beautiful apartment before. We can discuss whether you would like to borrow certain items during the sublet. If you are looking for an uncomplicated life in a beautiful old building flat share, this is the right place for you! :)
Sehr schöne ruhige Lage in Geidorf, direkte Nähe zu KF Uni, Wifi/Campus 02, Rosenhain, Stadtpark. Margaretenbad sowie Supermärkte Billa und Spar direkt ums Eck. In der Innenstadt ist man in 15 Minuten zu Fuß. Busanbindung 39 auch gleich um die Ecke.

Very nice quiet location in Geidorf, close to KF Uni, Wifi/Campus 02, Rosenhain, Stadtpark. Margaretenbad and supermarkets Billa and Spar just around the corner. The city center is a 15-minute walk away. Bus connection 39 also just around the corner.
