Wir suchen jemanden, der mein Zimmer von August/September 2022 bis Jänner/Februar 2023 zwischenmietet.
Die Wohnung hat ca. 100m2 und dein zukünftiges Zimmer ist mit ca. 24m2 das größte. Es ist sehr hell und hat direkten Zugang zum Balkon, der gerade frisch saniert wurde. Das Zimmer wird vollmöbliert übergeben (Schreibtisch, Rollcontainer, Kleiderschrank und -stange, Bett, Regale, Kommode und Sessel).

We are looking for someone to sub-rent my room from August/September 2022 to January/February 2023. The flat has about 100m2 and your future room is the biggest with about 24m2. It has direct access to the balcony, that has just been renovated. The room will be fully furnished (see pictures).
Die Wohnung liegt sehr zentral:
Fußweg zur Uni ca. 25min / Radweg zur Uni ca. 7-10min
Fußweg in die Stadt ca. 20min / Radweg in die Stadt ca. 8min
Die Haltestellen der Straßenbahnlinien 3 und 5 und der Buslinien 41, 58, 63, 62 sind binnen weniger Minuten erreichbar.
Lebensmittelgeschäfte wie Billa, Spar, eine Apotheke und Cafés (Auer) sind gleich ums Eck, Hofer und DM erreicht man zu Fuß in 15min bzw. mit dem Rad in ca. 6min.

You can reach the University (Karl Franzens Universität) in approx. 25min by foot or 7-10min by bike. Also, the city can be reached in approx. 20min by foot / 8min by bike.
The stops of the tram lines 3 and 5 and the bus lines 41, 58, 63, 62 are reachable within a few minutes.
Grocery shops such as Billa, Spar, a pharmacy and cafés (Auer) are just around the corner, Hofer and DM (drugstore) can be reached in 15min by foot or approx. 6min by bike.
Deine zukünftigen Mitbewohnerinnen sind Anna (Jus-Studentin) und Melanie (Volksschullehrerin). Wir sind eine sehr unkomplizierte WG und pflegen einen freundschaftlichen Umgang miteinander (keine Zweck WG). Wir unternehmen viel gemeinsam, achten aber trotzdem darauf, dass jeder genügend Privatsphäre hat. Also von Fortgehen, Balkon Drinks bis hin zu faulen Netflix Abenden, an denen niemand sein Zimmer verlässt, ist bei uns alles zu finden. Wenn du mal was brauchst, kannst du dich immer auf die Mädls verlassen und sie stehen dir bei jedem Problem mit Rat und Tat zur Seite.
Wir achten auf ein angenehmes Zusammenleben, was auch Anpacken im Haushalt und Putzen betrifft.

Your future flatmates are Anna (law student) and Melanie (primary school teacher). We are a very uncomplicated flat-sharing community and maintain a friendly relationship with each other. We spend a lot of time together, but still make sure that everyone has enough privacy. From going out, having balcony drinks to lazy Netflix evenings where no one leaves their room, you'll find everything with us. If you need anything, you can always rely on the girls and they will help you with any problem.
We make sure that we live together in a pleasant atmosphere, which also includes helping out around the house and cleaning.
Die Gesamtmiete inkl. Nebenkosten umfasst 427€. Es gibt (begrenzte) Parkmöglichkeiten im Innenhof.
Ich bin von Mitte August bis Ende Jänner im Ausland und die Zwischenmiete erstreckt sich über diesen Zeitraum. Ich bin aber grundsätzlich flexibel und wir können auch eine Mittellösung finden, wenn der der angegebene Zeitraum nicht 100%ig passt.
Außerdem würde eine Kaution in Höhe von 500€ anfallen, die du wieder zurückbekommst, wenn du mir mein Zimmer unversehrt wieder übergibst.

ENGLISH:
The total rent incl. utilities is 427€. There is (limited) parking on the property's courtyard.
I will be abroad from mid-August to the end of January and the intermediate rent extends over this period. However, I am generally flexible and we can also find a mid-term solution if the given period does not fit 100% for you.
There would also be a deposit of 500€, which you will get back if you return my room undamaged.
