Eine wunderschöne Altbau-Wohnung mit 4 Zimmern, die bisher als WG genutzt wurde, nur 5 Gehminuten von der Karl-Franzens-Universität, wird demnächst frei.
Die Zimmer sind zwischen 24 und 38m² groß. Eines davon hat einen eigenen Balkon.
Die Zimmer sind hell, haben 2 bis 3 große Fenster und die Wohnung ist allgemein ruhig, da sich das Haus in einer Sackgasse befindet, bzw. ein Zimmer hofseitig ausgerichtet ist. Die Raumhöhe und der schöne Boden und die großen Türen sorgen für den wunderbaren Grazer Altbau-Flair.
Die Kosten von 1900€ beinhalten Miete, Betriebskosten und Heizkosten für die gesamte Wohnung. Internet und Strom sind nicht enthalten. Die letzte Erhöhung (Dez.2022) ist in diesen Angaben bereits berücksichtigt.

a beautiful old building flat, that was shared between 4 - 5 people, only 5 minutes walk from the Karl Franzens University, will be available soon.
The rooms are between 24 and 38m² and can be requested with pleasure.
The rooms have 2-3 large windows and are bright and quiet, as the house is located in a cul-de-sac. The room height and the beautiful floor and large doors provide the wonderful Graz old building flair.
The cost of 1900€ includes rent, running costs and heating costs. Internet and electricity are not included. The last increase (Dec.2022) is already included in this information.
Das Haus liegt zwischen Stadtpark und Karl-Franzens-Universität in einer Sackgasse (Seitengasse zur Zinzendorfgasse) und es gibt daher kaum Autolärm.
Stadtpark, Haupt- und Kunst-Universität, Bushaltestellen, Bücherladen, Spar, Bäckereien, Restaurants, Apotheke usw. sind in weniger als 5 Gehminuten erreichbar.
Der Garten im Innenhof kann mitbenutzt werden und es kann sogar ein Hochbeet übernommen werden, wenn Interesse besteht.
Wer gerne im Wald spazieren geht, kann in nur wenigen Fahrradminuten den Rosenhain oder den Leechwald erreichen und die Natur genießen.

The house is located between Stadtpark and Karl-Franzens-University in a dead end street (side street to Zinzendorfgasse) and therefore there is hardly any car noise.
Stadtpark, main and art university, bus stops, bookstore, Spar, bakeries, restaurants, pharmacy etc. are less than 5 minutes walk away.
The garden in the courtyard can be shared and even a raised bed can be taken over if there is interest.
If you like to walk in the forest, you can reach the Rosenhain or the Leechwald in just a few minutes by bike and enjoy the nature.
Das WG Leben kann flexibel gestaltet werden, gerne kann Kontakt zur Mieterin, die in der WG bleibt aufgenommen werden. Zu den anderen HausbewohnerInnen ist das Verhältnis gut und der Garten kann gemeinsam von allen HausbewohnerInnen, nach Absprache mit dem Vermieter, benutzt werden.
