Ich suche eine/n Nachmieter/in für mein Zimmer in einer zentral gelegenen 4er-WG.
Das Zimmer ist 14 m² groß, die ganze Wohnung hat eine Größe von 115 m² und beinhaltet eine voll ausgestattete Küche, ein großes Badezimmer und eine extra Toilette. Es handelt sich um einen Altbau mit Innenhof (mit Fahrradabstellplatz). Die Wohnung befindet sich in der Friedrichgasse in unmittelbarer Nähe zur GKK (ÖGK), zum Augarten (5 Gehminuten) und Augartenbad sowie zu Nahversorgern (Spar, 2 Gehminuten). Den Jakominiplatz erreicht man in 5 Gehminuten.
Die Gesamtmiete inkl. Betriebskosten beträgt 282€ pro Monat, alles in allem (inkl. Heizung,Strom und Internet) kommt man auf 331€. Die Kaution beträgt 787,50 €.
Bei den Mitbewohnern handelt es sich um zwei liebe Studentinnen und einen Mitbewohner, der arbeitet.

I'm looking for someone to take over my room in a 4 person centrally located apartment.
The room is 14 m² with the entire apartment being 115 m² which includes a full kitchen (dishwasher, oven, etc) a large bathroom and second separate toilet. The building has private inner yard where you can find an area to park bikes. The apartment is located on Friedrichgasse right beside the GKK (ÖGK) 5 min from Augarten, with a supermarket (Spar) located only 2 min down the road. Transit connections are easy to reach, with Jakominiplatz located 5 min away by foot.
The rent is 282€ per month with the total costs amounting to 331€ per month (incl. heating, internet, electricity). The deposit is 787,50€ .
Your new flatmates would be 2 students and one who's working.
The apartment is available immediately.
