Das helle Zimmer hat zwei Fenster, die sich zum Innenhof orientieren und ist daher sehr ruhig. Das Zimmer hat 22 m2 und wird voll möbliert übergeben (Bett+Matratze, Couch, Schreibtisch, Schreibtischstuhl, viel Stauraum) und eignet sich daher perfekt für Austauschstudenten/innen.
Die Wohnung hat ein Badezimmer mit Dusche und Waschmaschine, ein getrenntes WC und eine Küche mit Essbereich, Geschirrspüler und anderen Geräten wie AirFryer, Kaffeemaschine, SodaStream, die mit genutzt werden können. Zu der Wohnung gehört auch noch ein Balkon, der vom Nachbar mitbenutzt wird und ein Kellerabteil.
Im Mietpreis von 400 Euro sind alle Kosten (Miete, Betriebskosten, Heizkosten, Strom und Internet) enthalten.
Als Kaution fallen 800 Euro an.

The apartment has a bathroom with a shower and a washing machine, a separate toilet and a kitchen with a dining area, dishwasher and other devices such as AirFryer, coffee maker, SodaStream that can be used. The apartment also has a balcony that is shared with the neighbor and a cellar compartment.

Die Wohnung ist sehr zentral und liegt im Innenhof der Grazbachgasse, daher auch sehr ruhig.
Die Wohnung hat eine gute Anbindung zum öffentlichen Verkehr (Straßenbahn Linie 3 & 6). Der Dietrichsteinplatz ist 2 Minuten Gehweg und der Jakominiplatz (zentraler Umsteigepunkt) ist 5min Gehweg entfernt. Auch Apotheke und Supermärkte sind 2-5 Gehminuten entfernt. (Spar 2 min./Billa 4min.) In der Nähe befinden sich ebenfalls Restaurants und Cafés. In die Innenstadt kommt man auch sehr schnell.

Deine Mitbewohnerin ist Melissa, 23, eine Architekturstudentin im Master, die Teilzeit im Architekturbüro arbeitet. Sie ist viel beschäftigt, aber abends offen für Aktivitäten oder Gespräche. Manchmal braucht sie aber auch ihre Ruhe und zieht sich in ihr Zimmer zurück. Am Wochenende wird meistens etwas unternommen, wo du natürlich auch herzlich eingeladen wirst. Sie ist ordentlich und achtet auf Sauberkeit vor allem in Küche und Bad.
