Hallo ihr Lieben!
Ich suche für mein wunderschönes, großes & helles WG-Zimmer einen Untermieter ab sofort, Einzug aber auch z.B. ab Mitte September oder ab 1.Oktober möglich (sehr flexibel). Das Zimmer wird vorerst mal nur für ein Jahr vermietet, aber da könnten wir uns auch absprechen, kürzer oder länger wäre möglich. Das Zimmer ist 25 m² groß, hat einen eigenen Balkon (mit Nachmittagssonne) und befindet sich neben dem LKH in einer sehr ruhigen, grünen Gegend, ist aber dennoch sehr gut öffentlich erreichbar (Buslinie 64 gegenüber, Linie 7 kurze Wegstrecke entfernt). Mit dem Rad braucht man 10 Minuten zur Karl-Franzens-Uni und zur Alten Technik und 15 Minuten in die Innenstadt und zur Inffeldgasse.
Die Wohnung ist insgesamt ca. 60 m² groß und besteht aus einer gut ausgestatteten Küche, einem Badezimmer mit Badewanne und Waschmaschine, einem WC und einem geräumigem Vorraum sowie zwei Zimmern.
Ich würde das Zimmer sehr gerne teilmöbliert übergeben, es befinden sich neue Möbel (Kleiderkasten, großes Bett, 2 Bücherregale) in dem Zimmer. Falls du die Möbel nicht willst, würde sich da aber sicherlich auch eine Lösung finden lassen.
Die Miete beträgt derzeit 375 € alles inclusive (auch Internet).

I'm searching for someone who wants to rent my room from now on (but also later possible, e.g. 1. october). The room is located in the area of St. Leonhard (hospital- LKH), in a very calm, green area, but within walking distance of the university and the major shops. A busstop is right opposite the house, and by bike it takes you ca. 10 minutes to the city centre. The room is 25m², has direct access to a balcony, is partly furnished (mostly new furniture) and includes a huge bed, as well as a wardrobe and several shelves and cupboards. The appartment includes a well-equipped kitchen, a bathroom with washing machine, a separate WC, and two rooms. All together it is about 60m² and located on the second floor. The rent is 375€ (everything included, internet as well). If you are interested in the room or have any questions, don't hesitate to contact me! :-)

It takes you no more than 10 minutes to the Karl-Franzens-University or the TU, and at maximum 15 minutes to the city centre. There is also a bus stop opposite the house, and the tram 7 is leaving within walking distance (5 minutes). On the site of the hospital you find the major important shops such as a supermarkets, cafés, restaurants, post office, bank, ...
