Zimmer in Studenten 4-WG nähe KF und Med Uni möbiliert/unmöbiliert

Da ab Ende Juli ein Zimmer bei uns frei wird suchen wir Stefan (27), Thomas (26) und Bernhard (26) einen neuen Mitbewohner für ein schönes und großes WG- Zimmer in unserer 4er – WG am Tegetthoffplatz 8010 Graz.

Die Lage ist vor allem für KF und Med(5 geh Minuten) aber auch TU StudentInnen perfekt und man kommt mit dem Fahrrad oder der Bim (Haltestelle 1 und 7 quasi vor der Tür) auch sehr schnell in die Stadt.
Direkt vor der Haustür befindet sich ein großer Park deshalb ist die Wohnung auch für Haustiere gut geeignet :)
Dadurch das sie in einer Seitenstraße liegt ist es auch sehr ruhig.
Weiters ist das Uni-Viertel nur wenige Gehminuten entfernt :P
Das zu vergebene Zimmer ist 18 m² groß und hat direkten Zugang zum Gemeinschaft Balkon (auch von der Küche erreichbar). Es liegt zum Innenhof und ist dadurch das ruhigste Zimmer!

Die Wohnung ist sehr hell und unterteilt sich in eine schöne voll ausgestattete Küche/Gemeinschafts-/Essraum, ein Bad mit Badewanne, WC(getrennt), einem Hochbett im Waschkamerln für Gäste und den 4 getrennt-begehbaren Zimmern. Außerdem gibt es einen großen Balkon, der von der Küche aus begehbar ist.
Insgesamt hat die Wohnung 140m².

Sie befindet sich im 1sten Stock eines renovierten Altbauhauses(Lift vorhanden).
Der schöne und große Gemeinschaftsgarten ist zur allgemeinen Nutzung vorhanden im Sommer gibt es immer Nachbarschaftsgrillerein.

Da wegen der aktuellen Energielage der finale Preis des Zimmers schwer einzuschätzen ist, kann ich hier nur ungefähre Angaben über den Gesamtpreises des Zimmer geben es kommt wahrscheinlich auf ca. 420 - 430€ (all inkl.) im Monat.
Parkmöglichkeiten gibt es zu genüge. Es ist eine Blaue Zone direkt vor der Tür, genau gegenüber der Wohnung ist eine Grünezone und für die Sparfüchse kann man mit 10 Minuten Fußmarsch nähe des LKH gratis Parken :)
Bei Interesse kann die vorhandene Einrichtung im Zimmerverbleiben bzw. auch ausgeräumt werden.

Since we have a room available for the end of July, we Stefan (27), Thomas (26) and Bernhard (26) are looking for a new roommate for a nice and large room in our 4-person shared flat at Tegetthoffplatz 8010 Graz.

The location is perfect especially for KF and Med (5 minutes walk) students and you can get to the city very quickly by bike or tram (stops 1 and 7 almost in front the door).
There is a large park right in front of the flat, for this reason the apartment is also well suited for pets :)
Because the flat is located on a side street, it's also very quiet.
Furthermore, the university district is only a few minutes away :P
The room to be allocated is 18 m² in size and has access to the shared balcony (also accessible from the kitchen). It faces the inner courtyard and is therefore the quietest room!

The apartment is very bright and is divided into a beautiful, fully equipped kitchen/community/dining room, a bathroom with bathtub, toilet (separate), a bunk bed in the washroom for guests and 4 separately accessible rooms. There is also a large balcony that can be accessed from the kitchen.
The apartment has a total of 140m².

The flat is located on the 1st floor of an renovated old building (elevator available).
The beautiful and large communal garden is available for general use in summer.

Since the final price of the room is difficult to estimate due to the current energy situation, I can only give approximate information about the total price of the room, it will probably be around €420 - €430 (all inclusive) per month.
There are enough parking spaces. There is a blue zone right in front of the door, just opposite the apartment is a green zone and for the bargain hunters you can park for free in a 10-minute walk near the LKH :)
If you are interested, the existing equipment can remain in the room or be cleared out.
