Hallo liebe WG Suchenden!
Da ich (Klara) im August aus der WG ausziehe, wird ein Zimmer frei (Ein- und Auszug kann gerne angepasst werden). Wir würden eine Person suchen, die meinen Platz im WG-Alltag vorübergehend einnimmt. Deine MitbewohnerInnen würden Anna 25 und Gabi 25 sein. Die Möbel können bei Bedarf gegen eine Ablöse übernommen werden.
Das Zimmer selbst ist 13m² groß. Ein Bett (inkl. Matratze), Schreibtisch, Bürosessel und Kästen mit großzügigem Stauraum können übernommen werden.
Die Miete des Zimmer beträgt ca. 410€ und beinhaltet: Strom, Betriebskosten (Heizung, Wasser) und Internet.
Als Kaution fallen 1000€ an.
Das ostseitige Zimmer mit Blick ins Grüne punktet mit Geräumigkeit und Vormittagssonne. Vom Zimmer aus gelangst du direkt in die Wohnküche. Auch die Wohnküche steht bereit für Lernen, Lesen, Filme schauen, gemeinsames Kochen mit Anna und Alex und vieles mehr. Dazu steht ein Esstisch in der Küche mit Ausblick auf die Bäume des Ruckerlberggürtels zur Verfügung und ein gemütliches Sofa, das zur gemeinsamen Benutzung einlädt. Bad und WC sind seperat. Das Kellerabteil wird von uns hauptsächlich als Lagerraum benutzt.

As I (Klara) will move out of the flat, my room in our shared flat will be available from the beginning of August (01.08.2024) (move-in can be adjusted).
The room itself is 13m² and you can take over the furniture if you want to. A bed (including mattress), desk, office chair and closet are available.
The rent is 410€ and includes: Electricity, operating costs (heating, water) and internet.
The deposit for the stay will be 1000€.
The east-facing room with a view into the garden and morning sun makes the room feel cozy. From the room you directly come to the livingroom.
The livingroom/kitchen is ready for studying, reading, watching movies, cooking together with Anna and Alex and much more. In addition, there is a dining table in the kitchen with a view to the trees of the Ruckerlberggürtel and a comfortable sofa, which invites you to have a chat.
Bathroom and toilet are seperate. In the basement compartments is mainly used as a storage room.
Die Wohnung hat einen großartigen Standort, wovon sich zu Fuß alles erreichen lässt. Sie liegt sehr nahe an der TU Graz und der KF Universität und ist für StudentInnen perfekt. Jeder Campus ist zu Fuß in 10 bis 20 Minuten gut erreichbar.
Die Straße hat jeweils ein Kaffee sowie eine Konditorei an der Ecke und eine Poststelle in der Plüddemanngasse. Die Einkaufsmöglichkeiten (Hofer, Spar, Lidl und Denn’s) befinden sich mit 8 Minuten Gehzeit gleich um die Ecke.
Unsere Straße der Ruckerlberggürtel ist eine ruhige Parkstraße, wo sich der Bus durchbewegt, der in der Krenngasse direkt stehen bleibt. Die Haltestellen „Krenngasse“ und „Schillerplatz“ sind jeweils in etwa 3 Minuten Gehzeit erreichbar, womit sich in kürzester Zeit Universität, Innenstadt und Bahnhof erreichen lässt. Auch die Lokale des Univiertels sind nur einige Straße entfernt.

It’s located close to the Karl-Franzens-University (20 minutes on foot), the University of Technology (10 minutes on foot) and the University of Arts (15 minutes on foot). Public transport (tram and bus), shops, pharmacy etc. is right around the corner along with some coffeehouses.
The bus/tram stops "Krenngasse" and "Schillerplatz" are both reachable in approximately 3 min, which allows to reach the universities, inner city and train station quite fast. Also the pubs of the university quarter are only a few streets away.
Anna studiert Architektur und Gabi Biochemie, beide im Master. Bei uns in der WG herrscht ein sehr freundschaftlicher Umgang miteinader und es wird gerne miteinader gequatscht und im Wohnzimmer gechillt oder gemeinsam gekocht. Am Abend oder Wochenende sind wir auch gerne gelegentlich gemeinsam unterwegs oder machen gemeinsame Ausflüge.

Anna is studying Architecture and Gabi Biochemistry. We are good friends in our WG and like to chat, relax or cook together. In the evenings or on weekends we also enjoy going out together or go on a small trip.
In der Wohnung gibt es einen Geschirrspüler, Waschmaschine und eine Badewanne.
Rauchen in der Wohnung & Haustiere sind nicht erlaubt.
Wichtig ist uns ein entspanntes Miteinander und, dass wir zusammen eine gute Zeit haben. Man studiert immerhin nur einmal im Leben!
