3,5 Zimmer Wohnung in Hamburg zu vermieten. Entweder komplette Wohnung zu vermieten, oder bei Bedarf auch einzelne Zimmer.

Ein paar Vor- und Nachteile bei dieser Wohnung:

Nachteile:
Die Wohnung ist unmöbliert, d.h. Du müsstest Dein eigenes Bett etc. mitbringen
Die Wohnung ist ab sofort verfügbar, allerdings nur befristet nach Absprache. Ich hänge leider als Hauptmieter im Vertrag bis Ende des Jahres fest (Wohnung ist zur Zeit noch nicht gekündigt), d.h. je nach Vereinbarung könnte ich die Wohnung bzw Zimmer auch über den Jahreswechsel hinaus anbieten, z.B. bis zum Frühling / Sommer

Vorteile:
Wasser, Strom, Gas und Internet gibt es bereits in der Wohnung und sind im Preis enthalten
Es ist eine Maisonette Wohnung über zwei Etagen (4+5 OG ohne Fahrstuhl), gut geschnitten in Eimsbüttel nahe der Apostelkirche
Die Wohnung hat einen direkten Zugang (Notausgang) zum Dach
Ich versuche bei dieser Untervermietung nur eine finanzielle Schadensbegrenzung auf meiner Seite zu erreichen, ich möchte mich nicht daran bereichern. Die Höhe der Untermiete befindet sich unter Marktpreis und ist niedriger als die eigentlichen Kosten.

Zur Wohnung gehört eine neue voll funktionsfähige Einbauküche mit großem Kühlschrank, Ofen, Induktionsherd, Geschirrspülmaschine (Waschmaschine ist nicht enthalten). Insgesamt ist es ein super Angebot, welche ein wenig extra Arbeit von den Untermietern verlangt (dadurch, dass Untermieter bzw. Mitbewohner Ihre eigenen Sachen mitbringen müssen). Aber wenn Du mit weniger materiellen Dingen zufrieden bist, ist das eine echt tolle und besondere Wohnung. Mir ist bewusst, dass die fehlende Möblierung einen zusätzlichen Aufwand mit sich bringt, erst recht, weil es sich auch noch um eine befristete Untervermietung handelt. Aber dafür biete ich die Zimmer günstiger an, so dass evtl gespartes Geld dann in eine eigene Möblierung investiert werden könnte. Wie gesagt, befristet bis mindestens Ende 2021, oder etwas länger nach Absprache (z.B. Frühling/Sommer 2022).

I’m renting out a 3,5 room apartment in Eimsbüttel. The whole apartment can either be rented completely, or you can also request one or two rooms for yourself only, or move in with a friend.

Small room under the pitch of the roof (upper level) EUR 350
Medium room with window front (upper level) EUR 400
Large room towards the backyard (lower level) EUR 450

A few pros and cons about the offer

Con:
The place is not furnished, so you have to bring your own bed and whatever you need.
The place is available immediately, but for a limited amount of time only. Minimum until the end of the 2021, possible a few months longer if needed (to be discussed and agreed beforehand).

Pro:
Water, electricity, heating and fast internet are included
The apartment has a really nice cut and is conveniently located in the popular area of Eimsbüttel in Hamburg
Maisonette apartment over two levels (4th + 5th floor, stairs only)
Direct access from the apartment to the roof
I am not trying to make money from sub-leasing this place. The sub-lease rent for the whole place (or individual rooms) is actually lower than the actual cost. I am trying to minimize my own financial loss with this sub-lease, because I moved out already and cannot afford to pay an empty apartment for several months

The place comes with a new fully functional kitchen (incl. large fridge, oven, stove, dishwasher). The apartment does not have a washing machine. All things considered, this is a great offer but also requires a little bit of effort (getting your own bed, furniture, washing machine), but if you are happy with a simple lifestyle and don’t need many heavy things, this is a great place for you. I understand that the effort to bring your own furniture the place is a drawback, especially because the place is only available for a limited amount of time. But on the other hand, you’ll have a roof over your head in a great area, for a price that is lower than market level. So the savings on rent could be invested in your own furniture, which you can then later sell or take with you once the apartment will be given back to the landlord (end of 2021, or later e.g. in spring/summer 2022).
