Die Wohnung befindet sich in einem alten, aber sehr gepflegtem Fachwerkhaus von 1633, welches ehemals ein alter Tee- und Kaffeespeicher war. Du hättest ein wunderschönes, großes, helles Zimmer (31 qm) für dich alleine. Das Zimmer ist befristet zur Untermiete zu vergeben, für den Zeitraum 15.10.2022-31.12.2022. Das wäre aber flexibel besprechbar, ein kürzerer Zeitraum wäre auch möglich. Das Zimmer kann unmöbliert, auf Wunsch ist aber auch eine Möbilierung bzw. Teilmöblierung möglich. Ich selbst habe ein weiteres Zimmer für mich. Gemeinsam teilen würden wir uns den Rest (Küche, Wohnzimmer, Bad, Abstellraum) der großen (ca. 170 qm) und wirklich außergewöhnlichen Wohnung. Solltest du im Homeoffice arbeiten, lässt sich dafür auch ein Plätzchen finden.

The apartment is located in an old, but very well maintained half-timbered house from 1633, which was formerly an old tea and coffee store. You would have a beautiful, large, bright room (31 sqm) to yourself. The room is available for a limited period for subletting, for the period 15.10.2022-31.12.2022. However, this could be discussed flexibly, a shorter period would also be possible. The room can be unfurnished, but if desired, furnishing or partial furnishing is also possible. I have another room for myself. Together we would share the rest (kitchen, living room, bathroom, storage room) of the large (approx. 170 sqm) and really extraordinary apartment. If you work in home office, we will also find a place for this.
Die Wohnung findet sich zentral in der Hamburger Altstadt, direkt angrenzend an die Speicherstadt/Hafencity und die Innenstadt in einer ruhigen Seitenstraße. Zum Hauptbahnhof benötigt man 10 Minuten mit dem Rad oder dem ÖPNV. Einkaufsmöglichkeiten sind in nächster Nähe. Generell ist die die Wohnung sehr gut angebunden und man ist schnell bei allen zentralen Orten (z. B. 10 Minuten Laufabstand zur Elbphilharmonie).

The apartment is centrally located in Hamburg's old town, next to the Speicherstadt/Hafencity and the city center in a quiet side street. It takes 10 minutes to the main station by bike or public transport. Shopping facilities are in the immediate vicinity. In general, the apartment is very well connected and you are quickly at all central places (eg 10 minutes walking distance to the Elbphilharmonie).
Du würdest gemeinsam mit mir, Hendrik, wohnen. Ich bin beruflich recht eingebunden, freue mich aber auf Gesellschaft in der Wohnung und ein gelegentliches Bier oder einen Wein. Es ist aber auch völlig in Ordnung, wenn du dein Ding allein machen willst. Die Wohnung ist sehr gut ausgestattet, deine Lieblingstasse kriegen wir aber sicherlich noch untergebracht.

You would live together with me, Hendrik. I am quite busy at work, but look forward to company in the apartment and an occasional beer or wine. But it's also totally fine if you want to do your thing on your own. The apartment is very well equipped, but we can certainly accommodate your favorite cup.
In der Gesamtmiete sind alle Kosten bereits enthalten (Gas, Strom, Nebenkosten, Internet, GEZ). Ich habe zudem versucht die steigenden Energiepreise bereits in der Miete zu berücksichtigen, damit es keine allzu große Differenz zu den tatsächlichen Kosten gibt. Leider kann ich dies aktuell nur schätzen, darum könnte zu leichten Abweichungen des Mietpreises kommen. Das würden wir aber ganz transparent abrechnen.
Wenn du dir vorstellen kannst, hier einzuziehen, schreib mir gern ein paar Zeilen zu dir und wir vereinbaren einen Besichtigungstermin.

The total rent already includes all costs (gas, electricity, internet). I have also tried to take into account the rising energy prices already in the rent, so that there is not too big a difference from the actual costs. Unfortunately, I can currently only estimate this, so there could be slight deviations in the rent. But we would account for this quite transparently.
