Möbliertes Zimmer in 2er WG - renovated appartment

It is 5 minutes(google) walk to the Legien strasse U-Bahn station. 2 minutes to the bus station and 3 minutes to the Penny market. Also very close to the highway and there is no parking problem near the building.

Bis zur U-Bahn-Station Legienstraße sind es 5 Minuten zu Fuß (google). 2 Minuten zum Busbahnhof und 3 Minuten zum Penny-Markt. Außerdem liegt es ganz in der Nähe der Autobahn und es gibt keine Parkprobleme in der Nähe des Gebäudes.

My name is Adrijan, I'm 26 and I work in IT field. I'm originally from Croatia/Serbia and I work remotely and often for few months I'm abroad so you will probably live alone most of the year as it was before. I'm still learning German but currently I speak it at a very basic level. English I speak on a very good level.

The good sides:
A very good location, plenty of buss lines and U2/U4 Station just few minutes by walk. Supermarket accross the street, quiet neighborhood and a lot of place to park the car. In the basement there is a place to for byclicles if you use one like me. Never cold, good temperature insolation. There is also a storgage place which you can use.

The downsides:
Sound isolation is very bad so the being quiet is really important for me. Not to play some loud music and so on... Also the floor is not so new so it makes sometimes squeaky noise when you walk over it, I got used to it after some time.

One thing which is essential to me is to keep the appartment very clean and regulary to clean it. If you know that you can not respect that, please don't even apply.

Mein Name ist Adrijan, ich bin 26 und arbeite im IT-Bereich. Ich komme ursprünglich aus Kroatien/Serbien und arbeite aus der Ferne. Oft bin ich ein paar Monate im Ausland, sodass Sie wahrscheinlich wie zuvor die meiste Zeit des Jahres alleine leben werden. Ich lerne immer noch Deutsch, aber derzeit spreche ich es auf einem sehr einfachen Niveau. Englisch spreche ich auf einem sehr guten Niveau.

Die guten Seiten:
Eine sehr gute Lage, viele Buslinien und die U2/U4-Station sind nur wenige Gehminuten entfernt. Supermarkt auf der anderen Straßenseite, ruhige Gegend und viel Platz zum Parken des Autos. Im Keller gibt es einen Platz für Fahrräder, falls Sie wie ich eines benutzen. Niemals kalt, gute Temperatur-Sonneneinstrahlung. Es gibt auch einen Lagerplatz, den Sie nutzen können.

Die Nachteile:
Die Schallisolierung ist sehr schlecht, daher ist es für mich sehr wichtig, ruhig zu sein. Keine laute Musik usw. abspielen ... Außerdem ist der Boden nicht mehr ganz so neu, so dass es manchmal zu quietschenden Geräuschen kommt, wenn man darüber läuft. Mit der Zeit habe ich mich daran gewöhnt.

Eine Sache, die mir sehr wichtig ist, ist, die Wohnung sehr sauber zu halten und sie regelmäßig zu reinigen. Wenn Sie wissen, dass Sie das nicht respektieren können, bewerben Sie sich bitte gar nicht erst.

Required documents: Proof of income for the last 3 months.
Price is 550e WARM. And deposit is 900e.
I am travelling in 10 days, so within that time frame, everything has to be finished, papers etc..
* You are free to decorate the room however you want, add furniture etc...

Der Preis beträgt 550e WARM. Die Anzahlung beträgt 900 Euro.
Ich reise in 10 Tagen, also muss innerhalb dieses Zeitraums alles erledigt sein, Papiere usw.
* Es steht Ihnen frei, den Raum nach Ihren Wünschen zu dekorieren, Möbel hinzuzufügen usw.
