Wir vermieten ein ~12qm Zimmer in der Stresemannstraße.
Das Zimmer ist rechteckig geschnitten und das Fenster ist von der Straße weg in einen Hinterhof und sehr ruhig.
Es ist 4,4m lang, 2,7m breit und 2,7m hoch.
Das Zimmer kann je nach Bedarf teilmöbliert (mit Kleiderschrank und Schreibtisch) oder unmöbliert vermietet werden. Allerdings würden wir gerne den Schrank und Schreibtisch bis Ende April abholen.

We rent out a ~12sqm room in Stresemannstraße.
The room is rectangular cut and the window is away from the street and very quiet.
It is 4,4m long, 2,7m wide and 2,7m high.
The room can be rented out semi-furnished (with the wardrobe and office desk) or unfurnished as per requirement. However we would like to pick up the closet and desk by end of April.
Die Lage ist sehr zentral in der Nähe von Altona. Die Bushaltestelle Schützenstraße (Mitte) ist direkt vor der Tür und Altona ist schnell von der Holstenstraße oder zu Fuß zu erreichen.
Zum Hauptbahnhof braucht man 20 Minuten.

The location is very central near Altona. The bus stop Schützenstraße (Mitte) is directly in front of the door and Altona can be reached quickly from Holstenstraße or on foot.
It takes 20 minutes to get to the main train station.
Es wird noch eine weitere Person in der WG-Leben. Sie wird wahrscheinlich bis zum Ende Juni oder etwas länger in der Wohnung wohnen.
Ab dem 1.Mai wird dann wahrscheinlich ein zweites Zimmer (14qm) frei, nachdem ich alle Möbel ausgeräumt habe während April.

There will be one more person living in the flat share. She will probably live in the apartment until the end of June or a little longer.
From May 1, then probably a second room (14sqm) will be free, after I have cleared out all the furniture during April.
Da ich als Hauptmieter ausziehe könnte das Zimmer sicher nur für drei Monate vermietet werden, da dies die Kündigungsfrist für die Wohnung ist. Allerdings besteht die Möglichkeit einen Nachhauptmieter vorzuschlagen, welcher dann die Wohnung ab dem nächsten Zeitpunkt übernimmt. Um dafür von dem Vermieter in Betracht gezogen zu werden, müsste man ein dreifaches Nettoeinkommen der Kaltmiete vorweisen (Kaltmiete: 1204,33€ -> Mindestnettoeinkommen 3612,99€). Ist dies gegeben besteht die Möglichkeit die Wohnung als Hauptmieter zu übernehmen. Allerdings ist dies nur unter Vorbehalt und der Zustimmung der Vermieter (Heimstaden) möglich.

Since I am moving out as the main tenant, the room could be rented out for only three months, since this it the notice period for the apartment. However, there is the possibility to propose a new tenant who will take over the apartment from the next possible date. In order to be considered for this by the landlord, one would have to show a triple net income of the cold rent (cold rent: 1204,33€ -> minimum net income 3612,99€). If this is given, there is the possibility to take over the apartment as the main tenant. However, this is possible only with the reservation and the consent of the landlords (Heimstaden).
