The property is located in Hamburg Wilhelmsburg (Alt-Kirchdorf, classic double-house settlement), in a quiet location. Parking is available on the property. Metro-Bus 13 is located in 2 minutes at Wilhelmsburg S-Bahn station. There are four stations to the main railway station. In a few minutes the daily things of life are within walking distance (supermarket, ATMs, Post, Bakers, Pharmacies, Friseuer). The super beautiful island park incl. Swimming pool, climbing park and cafe are also within walking distance.

A hint for students:
- Uni Hamburg: The S-31 runs from the station (Wilhelmsburg) to the Damtor - there are 4 stations
- HAW The bus line 154 holds approx. 1000 meters away from the house - the bus runs directly to the HAW.
- TU Harburg: 2 stations with the S3 from the S-Bahn station Wilhelmsburg.

All destinations are also easily accessible by bike.

Das Objekt liegt in Hamburg Wilhelmsburg (Alt-Kirchdorf, klassische Doppelhaus-Siedlung), in ruhiger Lage. Parkmöglichkeiten sind auf dem Grundstück vorhanden. Mit dem Metro-Bus 13 ist man in 2 Min am S-Bahnhof Wilhelmsburg. Von dort sind es vier Stationen bis zum Hauptbahnhof. In wenigen Minuten sind die täglichen Dinge des Lebens fußläufig zu erreichen (Supermarkt, Geldautomaten, Post, Bäcker, Apotheken, Friseuer). Der super schöne Inselpark inkl. Schwimmhalle, Kletterpark und Cafe ist ebenfalls fußläufig erreichbar.

Ein Hinweis für Studenten:
- Uni Hamburg: Die S-31 fährt vom Bahnhof (Wilhelmsburg) durch zum Damtor - es sind 4 Stationen
- HAW Die Buslinie 154 hält ca. 1000 Meter entfernt vom Haus - der Bus fährt direkt zur HAW durch.
- TU Harburg: 2 Stationen mit der S3 vom S-Bahnhof Wilhelmsburg.

Alle Ziele sind auch gut mit dem Fahrrad erreichbar.

It is a mixed WG of students and professionals. Since we all need our rest, to learn or because we have to get up early the next day, we don't understand ourselves as a party club. Nevertheless, the WG life should not come too short. The large living room with open kitchen and the large garden invite to community activities such as cooking, games night, film watching or also grilling and firing - or you just drink a beer or an incandescent wine.

Tolerance is very important to us. Everyone should feel at home as he is. From time to time we also rent rooms to language students from different countries. For international exchange, you should be open:)

Es handelt sich um eine gemischte WG aus Studierenden und Berufstätigen. Da wir alle hin und wieder unsere Ruhe brauchen, zum lernen oder weil wir am nächsten Tag früh hoch müssen, verstehen wir uns nicht als Party-WG. Trotzdem soll das WG-Leben nicht zu kurz kommen. Das große Wohnzimmer mit offener Küche und der große Garten laden zu Gemeinschaftsaktivitäten wie Kochen, Spieleabend, Film schauen oder auch Grillen und Feuermachen ein - oder man trinkt halt einfach mal ein Bier oder einen Glühwein zusammen.

Hierbei ist uns Toleranz sehr wichtig. Jeder soll sich zuhause wohl fühlen, so wie er ist. Ab und zu vermieten wir auch Zimmer an Sprachschüler aus unterschiedlichen Ländern. Für den internationalen Austausch solltest du also offen sein :)

We would like to give the following information:

- Living room and kitchen were thoroughly modernized in April.

- It's a non-smoking WG. Therefore we ask for understanding that the house must not be smoked (also not in our own room). Of course, it is not a problem in the garden

- The rent is a final warm rental, which already includes all additional costs - also things that usually still fall separately as a cover, such as internet, radio contributions, etc. You therefore have a fixed amount to calculate, without any repayments etc.

- The large garden (over 1000 sqm) can be used actively and offers various possibilities, e.g. for a common stay at the campfire, barbecues, or as a retreat to read or similar. Regular garden care such as lawn mowings is usually done by the landlord. However, the willingness is also expected to "conceive" in the event of a lack of leave or the like:

- We are particularly pleased with female applications, as it has always been a "mixed WG" and we have always found that very positive in the trend.

Folgende Hinweise möchten wir noch geben:

- Wohnzimmer und Küche wurden im April aufwendig modernisiert.

- Es handelt sich um eine Nichtraucher-WG. Daher bitten wir um Verständnis, dass im Haus nicht geraucht werden darf (auch nicht im eigenen Zimmer). Im Garten ist es selbstverständlich kein Problem

- Bei der Miete handelt es sich um eine abschließende Warmmiete, die bereits alle Nebenkosten beinhaltet - auch Dinge die üblicherweise noch separat als Umlage anfallen, wie Internet, Rundfunkbeiträge etc. Du hast somit einen fixen Betrag zum kalkulieren, ohne mögliche Nachzahlungen etc.

- Der große Garten (über 1000 qm) darf gerne aktiv genutzt werden und bietet diverse Möglichkeiten bspw. zum gemeinsamen Verweilen beim Lagerfeuer, Grillen, oder auch als Rückzugsort zum lesen o.ä. Die regelmäßige Gartenpflege wie Rasenmähen erfolgt in der Regel durch den Vermieter. Es wird aber auch die Bereitschaft erwartet, bei urlaubsbedinger Abwesenheit o.ä. hier auch hin und wieder mit "anzufassen":
