Es handelt sich um die Gründung einer neuen WG. Ich bin 40 Jahre alt und werde nur sehr selten anwesend sein, vielleicht für eine oder zwei Nächte /á Woche.
Die Wohnung verfügt über vier Zimmer, aber es wird praktisch zu zweit bewohnt. Sie befindet sich in einer schönen, ruhigen Straße, und ich suche ebenfalls ruhige Mitbewohner*innen, damit man sich zuhause gut erholen kann.
Die Umgebung ist angenehm, und man kann im nahegelegenen Stadtpark spazieren gehen. Außerdem gibt es in der Nähe einen Sportklub mit einer Sauna, was großartig ist.
Die Wohnung ist sehr gepflegt und harmonisch eingerichtet, mit viel Grün vor allen Fenstern.
Die Küche und Bad sind natürlich auch vorhanden und in einem sehr guten Zustand.
Ich freue mich natürlich auf alle weiteren Fragen.

This is a new flatshare. I'm 40 years old and will be rarely present, perhaps for one or two nights per week.
The apartment has four rooms, but it will practically be shared by two people. It's located in a beautiful, quiet street, and I'm also looking for quiet flatmates, so everyone can relax at home.
The area is lovely, and you can take a stroll in the nearby city park. There's also a sports club nearby with a sauna, which is great.
The apartment is well-maintained and harmoniously decorated, with plenty of greenery visible from all windows.
The kitchen and bathroom are also available and in very good condition.
